Comments (9)I think it would be easy enough to balance the nettles & brambles with other things, it's just a question of keeping them in check with a little work a couple of times a year. The brambles would be no problem to contain, in my experience. And nettles not too much more of a difficulty. My own garden is what has been reclaimed from the wilderness, and the maintained part is edged by brambles & bracken & nettles on a few sides; we just have to make sure the wilderness doesn't encroach, and when we have the time & inclination we push back into the wilds and claim a bit more for our cultivation! I have grown wild flowers before, I've tried gathering seed myself and sprinkling it or even carefully pushing little pinches down into the ground in suitable places, it never worked for me. So I moved on to growing wild flowers from seed in trays/pots etc and then planting them out when sturdy enough. Hopefully then they establish and naturalise by themselves with no further work needed! It's gone pretty well with cowslips, ragged robin, primroses, heartsease, er what else . . . harebells. Comments (9)excellent advice from everyone. It sounds like the classic methods used by abusers everywhere. They act charming, they bring flowers, they're *very* attentive, they move quickly, sweeping the person off her feet. They push for a commitment, making the person move faster than she can think. Then once they've got control, once they've caught their prey, they reveal their contempt & treat her badly, & the bad treatment escalates, becoming more overt, more insulting, & eventually it gets physical. The abuser will slap her, shove her, "lose control" & "go too far" & punch & kick her, because "she just frustrates the he!! out of me, she pushes my buttons, she knows just how to do it". In other words, *it's all her fault*. By this time, she believes him, especially since everything she does "pushes his buttons". She thinks she's such a mess that she can't take care of herself & that no one else will want her, & she believes that her friends dumped her & that her family is relieved that he's taken her off their hands. or, sometimes, to "innoculate" her against expressions of concern from frients & family, he convinces her that her friends & family want to break up the couple out of jealousy & spite, which is brilliant because then *she's* the one who breaks off contact with them. These guys never make a move until they know they can get away with it. (He wouldn't walk up to a pretty woman on the street & tell her she'd be lucky to have him!) Before he tells her that he doesn't have to treat her well becaues he's already "got" her, he makes sure she's in his territory & under his control. By the time he hits her, he's limited her access to the real world so completely that the only human contact she has is *him*, & he has used that to destroy her sense of self. By the time she lands in the hospital, she really believes that she's lucky to have him, that no one else would put up with her miserable self, & that she has no choice but to cover up from him & to stay with him. Other things abusers do: Isolate her from any way to escape. (the *neighbor* is watching you? This guy is a piece of work!). Make sure she quits or loses her job. Get her to close her bank account & cancel her credit cards. Take away her car keys, phone, etc. Since your family is still "with" you, please get them to help you, let them help you. I think you are misunderstanding what happens when you use the value of land towards a newly built home. The appraisal for the land that you plan on using for a build doesn't matter at all. The mobile home could add a million dollars to the appraisal of the land and it wouldn't help you one single bit towards building a home. The bank will use the appraised value of your new house and lot together to arrive at the total cost/price/value of your new home. They will then use that appraisal to establish the amount that they are willing to loan (as Sophie that new loan amount must pay off any encumbrances on the land). Each bank will have different limits on how they determine the loan amount, most banks will not loan more than 100% of the cost of building a home even if the total value of the house is greater than that (in other words you usually can't get a cash out construction loan). A few examples of typical situations assuming 80% loan to value and 100% construction cost cap: Land appraised before build at $100,000, house and land appraise for $1,000,000 = bank will loan the lesser of $800,000 or 100% of the cost to build the house. Land appraised before build at $800,000, house and land appraise for $1,000,000 = bank will loan the lesser of $800,000 or 100% of the cost to build the house. The appraisal of the land before the house was on it is moot, the bank only cares about the new appraised value because once built the house is no longer separable from the land. The $800,000 in each would first have to pay any encumbrances (outstanding loans) on the land and the remainder can be used for the build. If you are planning on subdividing the land and selling the mobile home at another date, it is usually not allowed to be used as collateral for the build loan. Instead the bank would require an equity loan against that property to add cash to the build as needed. If you are planning to keep the mobile home as a secondary residence on the lot then it will be included in the appraisal of the finished lot and home(s) (In this case the mobile home will most likely be steeply discounted as a guest house type structure). If the mobile home is going to be removed after building the new house it will not be considered. Every bank is a bit different as is every owner. You might find banks willing to lend more than the value of the build, and banks may use different percentages, but the mechanics of the loan are fairly similar in any case....See More- 4 years ago
