Wow!! Nice house!! The stone/brick seems somewhat unusual but I would NOT paint it white. Someone down the road from us just did that (similar color brick) and I think they have realized it's a big mistake because the rest of their refresh has stopped.

Your house is beautiful the way it is. You will only be turning a low maintenance product into a high maintenance product. Every area is different but in my area painted homes are valued lower. If you just tired of the same old and need a change you can update lighting, paint the front door, or landscaping.

Have you looked into the Romabio line of masonry paint? It's a breathable product so the upkeep / maintenance on it is minimal compared with latex paint. We are using their Limewash product to whitewash our house. I would think a cohesive color would help tie the stone/brick together.

I am not completely sold on Romabio masonry paint. Yes, it is supposed to be durable and last 15 -20 years, but the formula was only created in 2013. There is no longevity behind the paint to prove it or how or who tested it that it could last that long. There is no long time independent consumer reviews of the paint. I wonder if it is just good marketing hype. Still brick itself can look good for over 100 years. Your still making a low maintenance product and making it a high maintenance product.

Thank you all! It’s currently a small trend in our area to paint the exterior brick. It’s a trend though so who knows what value it will bring in 10 years. I saw another post about stone stains, too. So many products out there it makes my head spin.

Because each section of your house is not uniformed as to a pattern where the brick and stone stop and start, painting whether you paint all white or just sections is going to emphasize the different patterns and I don't think you are going to be happy with it. For the size of your home I think that your landscaping is the issue as it is underwhelming and has no visual interest either in different seasons color or texture and it is all on one side of the walk way rather than bringing it more into the yard. I think in the long run you'll be happier with spending your money on a landscape designer than a painter. Also, your walkway appears to be orange. If so, I'd change that out to something that will compliment the house better.

Mineral paint technology like Romabio and PermaTint has been used for HUNDREDS of years in Europe on all types of masonry.

The house is not attractive as is. The mix of stone and brick is weird. This house is the result of someone trying to get cute with materials - that never ends well.

I *might* try leaving the vertical brick trim as is just to see how it looks because it is well done. You can always paint it later.

In general, however, you can get a bucket of Romabio, apply it to a section of the house and if you like it, then leave it and keep going. One color could make the mix of textures more attractive, interesting.

If you don't like it, hose it off. It's mineral paint so you can do that.

Oh the dilemma continues! So if I painted, would I paint the whole house sans the vertical brick trim or should I also skip painting the sections that are entirely stone? And if I paint I guess the walkway will look even more orange. Ugh.

On some of the paint manufacturer web-sites they offer you the ability to "paint' your house if you down load a photo. You may want to play around with that to help give you some idea visually even though it won't be exact due to the texture of the stone and brick.

The research i did said that lime whitewash lasts for 70 years and it’s the faux whitewash with paint that needs the maintenance. Any thoughts?

You mention that you will power wash the stone no matter what. Have you done that yet? If not, I'm just wondering perhaps you start there. As maybe once it is cleaned you will think differently about how it looks.

I wouldn't be thrilled about having to do 5-7 yr maintenance on what once was a carefree exterior unless you know that the outcome will be everything you want it to be and it would be worth the expense of maintenance every 5 yrs (more or less). I still think relandscaping is where you need to put the money into...

Mineral paints are NOT the same as regular house paint. All the wives tales and horror stories of painting brick really do not belong in the same conversation as a mineral paint product. It's apples and oranges.

Contact the manuacturer(s) directly to confirm their data - and your research - about longevity using more of a "wash" method.

They're going to tell you that it doesn't matter how thickly you apply the product and that their durability projections apply the same but you should hear it directly from them.
