Comments (11)I'm not sure I understand the purpose of removing the wall between the dining and breakfast rooms. Would you still have two eating areas? Side by side with no separation? Seems odd. Or are you thinking of expanding the kitchen and making it one big open cooking and eating space? In any case, structural changes, flooring changes, and a new/updated kitchen can't be done with 30k. I've got little ones... My priority would be to have a more open feeling in the family room, without putting the little one in a position to constantly be tripping into the sunken space. Instead of losing that 18 foot wall between dining and family (which really does a good job of alerting you to the fact that there is a change in flooring height) I'd create a very large opening it in and would try to frame it out in an interesting way (similar to your 5th inspo photo). I'd leave a pony wall so that you could do some low built ins in the family room for toy storage. Even if there is a playroom somewhere, toys migrate to living spaces and having a tucked away spot for them is crucial. Then I'd address the flooring in the entry because that angled bit would drive me batty. Beyond that I would hold off and save additional funds to redo the kitchen and dining areas if you really feel it necessary, but both spaces are quite nice already. Comments (15)As others have noted, move in, and do those things you have to do before you put down your furniture, first. If anything. You can stain around your appliances when the time comes. Live with anything cosmetic for awhile. Or, for fun, just change out the drawer and cabinet handles and pulls. In my last home, I knew immediately I wanted to paint away all the grey. I took time to settle in and decide what rooms would be what color. Over time, probably three years, I painted those rooms. I knew I wanted to paint my kitchen to be more cheerful (it faced north east, with a steep hill to the east) as it was always dark. I didn't get around to it for a year. (15 years later I decided it still wasn't cheerful enough, and went to a "tequila sunrise" theme -- I should have remodeled but I'd by that point bought the land up here that I eventually built on, and decided not to, as any useful remodel would have bumped out the house and into that hill, costing $$$ I was saving for this house...) Take your time to decide if you want neutral, bold, something in between. Yes, a darker stain on those kitchen cabs will look good, but take your time to decide -- maybe you'll want to make some non-cosmetic modifications when you've lived there a bit. You don't want to do this twice in a short period of time!!! Moving is stress... relax! Periodically collect samples but don't decide now. Comments (7)The whole space could use some updating except for the fireplace stone and the cabinets, unless you do not like the honey oak. I didnt really want to say but I have to because the white appliances really age the place. What I would do is decide if you are keeping the hardware on the cabinets and use those to determine what kind of metal you are going with for the other hardware and light fixtures in the home. If you can redo all the flooring to one uniform floor it will really give the place some flow. White paint will open it up but you might want something else nicer, a grey is really nice but very hard to nail down and then you would have to change the cabinets, you could go white with them since I saw you had white trimming in the home, what color are your doors? I would do flooring first and fixtures then paint followed by cabinets if you must. From there do the window treatments, rugs, and lighting then work on furnishing especially seating,and accessories like plants and art. If you already moved in and purchased some furniture already your going to have to really focus on the direction your headed and if they are going to workout for the layout in the long run. I like tile flooring but because of the fireplace wood would look nice so I would suggest the wood look tiles for your space, it is very nice. Definitely not a fan of the fan in the kitchen you deserve something nicer. I'm confused by your description of the backsplash and countertops are you able to provide closer pictures because they do not seem to go at all with the cabinets being honey oak....See MoreGcubed
