Okna 700 Pricing

We just moved into a new house and are starting a couple small remodel projects. We wanted to replace the windows in the rooms we're remodeling, as several have broken seals, so started to get quotes on replacing just those windows. We really liked the Okna 700 casements, until we got the quote back. Wanted to see if we were expecting something unreasonable.

Replacing 4 windows: 2 are single casement, 28x56, 2 are 3-lite banks with casements on the outside and a picture in the middle, 78w (3 windows @ 26w each) x 48h. All 4 are currently drywall returns that we asked to be cased out (6" sill depth) with standard white trim. The quote, for double pane Okna 700s was $11.5K. If I count them as 8 individual windows, that's over 1400/window. Does that sound like we're in the ballpark? We have another 24 to replace down the road.

Depending on some other details it could be right, I recently had a new okna Bow window installed with the two outers being casements and the two inners being pictures. So 4 windows making up one big window, and it was over $6K.

I know that this will sound like a copout, but there are really too many variables to nail that down with seeing the home, knowing the exact sizes and options, etc. You could literally see anywhere from $600 or so up to $1000+ if a full tear out, triple pane krypton, lead paint, woodwork, etc. That is a very broad range for a well-reviewed, established company with a showroom, etc. There is one such company that is highly recommended in your area, and that is Windows on Washington. High level of quality, service, and integrity. You will see him posting on the forum here regularly.

Good advice above. Simonton was purchased by Plygem a couple years ago. A DH comparison is an easy slam dunk for Okna, and there's still an advantage (albeit slightly closer) in casement config. Better thermal and structural ratings, thinner frame (more glass), and frankly, odds of a better installation based on numbers alone. Okna is a higher priced window that is typically sold by companies that prioritize performance, so quality installation should follow suit. Simonton isn't the cheapest window on the market, but more of a crapshoot there in my opinion. Its available at most supply houses, box stores, etc. The "6500" reference suggests the box store route, which is a red flag about the contractor IMO. Very few industry pros source their windows from a box store for a whole host of reasons.

Depending on all of the details it could be unreasonbly low, but certainly not high even in the most basic form. If that is offered by an established and reputable company, I'd jump on that before the price goes up again. More often than not I see that window (and other top performers) over $1k per window these days for perspective.

Okna make one of the most energy efficient windows in the industry and their 700 series casement is no exception. That pricing seems reasonable.

In 2016 our Washington, DC condominium replaced its windows. I got quotes for Provia Endure vinyl windows as follows:
- 44w x 71h 2-lite operable casement: $750 ea
- 30 x 72 1-lite fixed casement: $382 ea
- 30 x 46 1-lite operable casement: $325 ea
- 79 x 46 3-lite (2 operable, 1 fixed) casement: $900 ea
Installation for 7 windows: $1000

Lawrence’s pricing seems excellent and very low. The Okna pricing seems high .

There are no details on the install on either or location. Vague details usually get vague or irrelevant answers. I would recommend getting more bids on quality products loke the Okna and would make sure the install details are the equivalen.

The Provia windows were to be full replacements in a DC brick condominium. It turned out vinyl windows were prohibited in a historic district (even though our building was not historic) so we installed Enerlux fiberglass windows.

1. We replaced 99 windows in 9 condo units with Enerlux casements, 1 slider, and 2 sliding doors. Everybody has been satisfied with the windows which replaced 35 year-old Andersen double-pane wood windows with numerous problems (busted hardware, swelled sashes that wouldn't open, broken seals). My unit is much more comfortable since the switch. The most comments I received, however, were regarding how much quieter their units were with the new windows. Everybody except me bought double-panes with 270 glass; I bought triple-panes with 180 glass because I wanted the winter sun to help warm my unit -- we have electric heat pumps -- and was willing to shoulder the additional cost of AC in the summer.

2. Enerlux didn't have DC installers so we had to find out own. The installers who usually install Andersen Renewals didn't think the Enerlux windows were as well built. However the Andersens were incredibly expensive which is why we didn't consider them. (We also considered Marvin Infinity (expensive and I wasn't impressed with the product) and Inline (very similar except for the fact that the back of the jamb was open which I understood could allow the window to become deformed when it was installed).

3. Only one window had a defect: an IGU with a crack in one pane. Enerlux sent a new IGU and paid the installer to put it in.

4. The only obvious deficiency has been the screens. The mesh just isn't tight enough to prevent the entry of very tiny bugs.

Few observations:

JLS: You are right when you say "8 windows" as opposed to four. As Todd stated that is near the upper end of pricing that is typically seen, but more details are needed as well. High if white double hung pockets, not as high if full frame with some products upgrades, prefinished interior woodwork, composite exterior trim boards, maybe metal outs, 3rd story, etc... Lots of variables in other words. Great window, get another quote on a high end product for comparison if you aren't comfortable. I will say that if you love everything about the window and installation company but the price, you are better in the long run over paying a little as opposed to getting a better "value" that lets you down later on. Not saying to move on this deal, just a general thought.

Lawrence: What is the logic behind allowing a fiberglass window but not vinyl? I've never heard of that. Typically they may require wood or an organic material, but fiberglass , while good, doesn't really lend itself to any more historical accuracy than vinyl does. Just curious on that.
