Comments (6)I would keep it as one room. I see no issue with 2 guests coordinating the bathroom usage. You say you get a more serviceable room with plan #2. I'd go with that. Here is a picture of my floor plan that is almost identical to your layout. Here is my floor plan via link to photobucket. The upper right is my small stacked W/D and next to that is a 17" wide tower for storage. The shower is in the alcove in the upper right corner. Comments (44)Well, you do have a lot more restrictions than most people. I do understand if DH uses the garage for work, that changing that might not work but I do think there are other areas where you may want to consider function better. I don't recall if this was previously suggested or not. I realize there might be a laundry room there that would prevent receding the fridge into the laundry or garage space back there but I thought I'd throw it out anyway. I like that it actually gives you decent prep counter space between sink and range. I don't like that the DW will either need to be in the prep space or on the other side of the sink which is actually better placement if you don't mind that you can't open fridge and DW at the same time. Or simply move prep sink to island like this. Move island a bit closer to wall cabinets. Note that I think you should change the door swing. Yeah, I know, it will be a bit annoying when going out to the laundry garage but I think that is better than the door swinging into the fridge and work counter. Someone could come in and bonk someone getting something from the fridge or doing anything else at the end of the counter near the door if it swings the way you currently have it swinging....See MoreNeed advice/help with layout
Comments (8)I understand narrow lots as originally my lot was only 60' wide with a 5' setback. And we were limited to 35% under air so that included our garage and front porch. Where is your garage? Where are your elevations? Which way is north? I can't get excited about your plan as I don't think the flow is good. Do yourself a favor and walk yourself through the house and you'll see what I mean. Think about getting from one space to the next. What is the space at the back of the kitchen by the sliders? Are you planning on seating there? Do you really want doors between every room in the house? Do you need 4.5 toilets in the house or can the two bedrooms upstairs share? What about the bedroom downstairs? Can that share with the powder room? This would free up space for living space. I agree the laundry room is rather narrow. My laundry is in my hallway since it's just DH and myself but I can tell you that even that is a bit tight. We have about 31" of space for the washer/dryers and then have an additional 39" of hallway, so I have 5'10" and a hallway and I can see it's a bit tight. I see a distinct lack of closets in the house. Where is the coat closet for example? And I'm in FL and we still have coats we have to sometimes wear. Where's the linen closet downstairs? The pantry? Broom closet? Do you have kids and if so, do you need a mud room? - The lot size in our neighborhood is fixed at 50’x120’ and the maximum sq. footage is ~3,000 sq ft. Minimum 5’ setback. Have you instead considered maximizing the size of the lot and doing more of an L shaped house to maximize light? - We expect to spend most of our time in the kitchen/family room, and want to maximize the live-ability of those two rooms via an open concept. Comments (1)Here’s a pic of the space - originally a bedroom that will be converted to an en-suite main bath. The window is awesome, but are removing it and extending that wall out to absorb a small “patio” area (it’s great for letting light into this room and hallway, but that’s about it). Would plan to add a skylight in that window area instead. The overall footprint available for the bathroom is 16’ L x 11’ W. The door will go on the side the “photographer” was standing, and we’re hoping to create a little closet that side as well (ie, between the bathroom wall and bedroom area the “photographer” is standing in)....See MoreTrue Top
