@housegal200 - I agree! I love everything about how this house was staged and would have been totally happy buying all their furniture. I wanted to hire a designer/decorator for at least the living room but I couldn't get my husband on-board with that idea and now I'm terrified about how bad this room might potentially look. Unfortunately getting a smaller TV in here is not an option - he is dead set on keeping this TV and making this the family room. There is another room in between the dining room and kitchen that is being used as a formal sitting room but it's not as nice as this room.

I would use your two couches for now.....they are ideal for a little toddler. Just get rid of the big chair/love seat and get some storage, maybe a bench with storage for the toys to be put in front of the window. If you need more seating than the two couches, then a rocker of some kind would not be so big and bulky. An end table or two and a floor lamp and I think you will be set for now. Toddlers grow up so fast, so enjoy.

Thanks Beverly. My calculus teacher used to say that "you can't tell the riders from the horses without pictures" - in this case scaled drawings. I don't have the room layout drawn to scale, so here's a couple of pictures that may help. Looking into room from behind columns. Room is approximately 21' x 17' (window wall to columns) Tape indicates about where a 12 x 15 rug would land - about 2-1/2' from wall Opposite diagonal corner with tape showing where the 12x15 would end up. It's about 28" from column. While this room is slightly larger (and elegant!), and doesn't need the pathway for the Master BR, the relative positions of the furniture is my goal. Note the sofa table and chair behind the sofa, but not on the rug - I would like to have a table and chair and don't care if they're on the rug or not. My preference is to have all the furniture on the rug. Is that enough info to help determine an appropriate size? I can try to draw out a room layout with walls and dimensions, just ran out of day today.

I need help deciding on how to arrange the couches and chairs for my living room that has an odd fireplace layout in an open space concept.I also need help deciding on whether to put a TV above the fireplace or not.
