My sister put in a lux vinyl. It looks like stone yet has that bit of give that a wood floor system provides. You can't tell from looking if it is stone or porcelain? I've heard that ceramic or stone can be hard on the back or legs when standing in the kitchen.

Nice home, love the expansive entry and low rise steps. Not a hardscape expert, but do you know why the ex. is failing? Something to think about so you can address the problem if it is structural.

I am generally not a fan of a sink at the edge of anything. It's a device that you should be able to use coming at it from either side, or if you are doing something on one side - having something else on the other might be needed. Sticking it on an end looks, feels and uses like an afterthought. If you want to use that area toward the pool as a passthrough - please design it as suck - find the right window solution and make sure the height is appropriate. (I'd use a slider, myself) I like mama goose's design generally, but not 100% sure about your exhaust with that cooktop location. will it go through the master area or out the back and disrupt the outdoor space? And. - the fridge location drives people too deep into the kitchen to get a beer.

I have no idea of what is going into the space as far as funrnishings are concerned . IMO floor color is like wall color it is dependant on many things. I would look at Porcelanosa for over sized floor tiles but those need a really experienced tile setter and they are hard to find.I think in that house tile floors will create an echo chamber like you will not believe , is there a reason you can’t do some other flooring? In this space the sound control is going to be a huge issue so plan on lots of area rugs window coverings and soft furnishings to absorb sound and I personally would do wood flooring for some relief from all the hard surfaces.
