Is this a good place to relocate a kitchen w a pony wall?
Comments (13)Thanks everyone for taking the time for comments and for your modified mockups! These are great!! I just reviewed these with my partner and we're going ro run them by our plumber to see if they're possible. Unfortunately we may be somewhat limited with moving the washrooms as we live in a concrete high rise :). Interesting enough, our suite's master bathroom was designed to be where Pal has placed it! But the as-built was changed. We'd have to see if we could put in the right plumbing to accomodate. Around 60% of the upstairs exterior walls contain windows of some sort, so that would be a great way to open up the room! If the plumbing can't be swapped, we'll have to consider just different modifications the kitchen layout above the stairs :) Thanks so much again everyone :)!!...See MoreShower - Full Wall or Pony Wall
Comments (8)Because of the shower configuration you describe, I don't see an advantage to a traditional height pony wall at that location and I'd recommend that the end wall be closed from floor to ceiling. I'm not seeing a window in that plan that could admit natural light, but if there is one and it's just not on the plan, or if you simply want to lighten the look of that end wall, you could have a pony wall with a glass partition on top. Regardless of how it's constructed, I'd prefer a full height wall as the partition between toilet and shower....See MoreCan an oven go next to a long knee wall?
Comments (22)GreenDesigns: It's probably hard to tell from the photos, but the island isn't in the way of any major traffic for us, so I'm not worried about that. :) Filipe: Thanks for weighing in! I have also been concerned about opening the corner cabinet with the oven right there, but my cabinet designer assures me it will open without hitting the handles. I admittedly have not seen a corner cabinet at this size in person... they don't have one in their showroom. She said the panels are about 9" in length, and the opening diagonal is about 12.5". Definitely not ideal, but if we were to do a blind cabinet instead then we'd also lose the adjacent three shelves. It's tough! Re: the wall... we definitely do not want to wall it back up to the ceiling. It blocked out so much light and made the corner feel cramped. Right now it's already so much nicer being able to sit in the adjacent living room and looking over to see the opened wall, even with it being unfinished. I think it helps break up what were otherwise three very prominent vertical lines from the two stairwell walls. I am typically not a fan of half walls (we took out two others in the kitchen), but this one I think is better than a full one. AnnKH: Good thinking, but the oven wall is shared between the upstairs bathroom (top half) and the the lower bathroom (bottom half). I'm not entirely sure I'm envisioning what you mean, but I don't know if it would work? damiarain: Interesting! The current fridge is a narrow one, which we're not really fond of, but we were definitely planning on getting counter-depth. I'm worried counter-depth AND 30" will feel too small (two of us right now but kids are in the future). We'll take a look next time we're at HD/Lowes to get a feel for what it'd be like. The window behind the fridge is going to become a 6' slider to access the back deck (the fridge is just there temporarily... it used to be in the middle of the kitchen next to a hall closet where the future island is going). I reeeeally wish we could expand into the kitchen that direction, even if it meant shifting the window/slider, but that end is an already-small dining area with no spare room to steal from. This is the oven we are considering: Frigidaire 30 in. Single Oven Gas Range with Self-Cleaning Oven and here is the installation guide: installation I finally found this bit of text -- "0” clearance below cooking top and at rear of range" -- so it must be okay to go against the knee wall! Looks like the biggest hazard is if the cooking top is against/near a wall, which ours won't be with the half wall. Comments (2)I would try moving the tub and vanity and put the tub across the back wall where the vanity is now and then the vanity could go where the tub is. BTW acrylic tubs are awesome , easy to manouver into reno spaces and so simple to keep clean....See MoreDragonfly Tile & Stone Works, Inc.
