How can I find estimated cost per sqft to build a home
Comments (11)Dallas has always been known for homes that are cheaper to build. When I bought the home in 1995 the cost was $75 per square foot. Resells sell in my area today for the high $90 per square foot. The limited info that I have is that the cost per square foot for new and resell is much less here than other metro areas. I grew up in the north east and the quality and workmanship is much less here in Dallas. I myself just remodeled my entire house I could write a book on the issues I found and corrected, framing, sheetrock, insulation, plumbing, trim, flashing, etc. You get what you pay for. Comments (3)We bought a 32 X 84, 5 bedroom, 3 full bath,living room with wood burning fireplace, large den with wood burning fireplace, dining area, and large laundry room. This one had been purchased as a re-po and then completely remodeled by a local contractor. New faux finished walls throughout, new carpet throughout, new bathroom fixtures, and all new appliances, ceramic flooring, new sink, and counter tops in the kitchen. Ceiling fans in every room. New central heat and air conditioning. It was completely set up, skirted, with electric and septic system in place, and included a new 15 X 20 foot deck on the back and front porch with steps, and landing and steps to laundry room. It sits on a 3/4 acre cleared lot and was already landscaped and had grass planted. The driveway and culvert were in place. Comments (11)The breakdown cost is usually the total opening amounts for (lights switching, lighting fixtures, outlets and appliance loads) plus the cost of the utility metering and service panel or panels Materials & Labor. Who ever does do the wiring harness installation and top out make sure that they do not back stab the wiring into the devices (outlets & switches) it is a weak link connection and can cause many problems like loss of power to downstream devices with usage and age. Mixing lighting and outlets on the same circurit breakers is not a good idea either even though it is code legal if the outlet power is lost also the lighting is lost. It is better to have dedicated circurit breakers for lighting and it also makes a faster connection to Green energy for lighting. Circuit breakers are designed to create heat during their course of operation the more wattage that is being consumed the hotter that it gets until it reaches its trip point or a dead short to ground. Placement of these circuit breakers inside the electrical panel is done with Step Down method taking the highest voltage and amperage downward from the main breaker. Comments (3)There is no standard as mentioned above. We have a great builder, loved by everyone he's worked with, but even some of his estimates calculated from the building plans were way off. We are double on what was budgeted for cabinets, so instead of 5 figures we went into 6 figures. Front door twice as much. Electrical we went way over. Garage doors twice as much. Irrigation well four times as much. Etc. I think some of it is because the area we are building in, had in the past been a cheaper area to build in, but due to many reasons the last few years, the demand and pricing have creeped up to match some metro areas in the northeast. I would guess that the estimated price per sq.ft has gone up roughly $70-100 since we bought the lot 2 years ago. We are able to deal with these extra expenses, but not something you really want to have happen. You have to put things in perspective too ... we used to live in CA and built a large guest house 10 years ago. Even the elevated cost/sq.ft we are paying now, in our new area, will be less than what we paid 10 years ago in CA! The other cost you have now during covid, with the delay of getting materials, is having to come up with money/deposit for orders much earlier than you would have in the past. You have to do this or you won't have materials arrive in time to get the house built. For example some window orders are out 7 months, when normal lead times would have been 6 weeks. The bank hasn't changed their process to account for this, so we are the ones who have bankrolled all this extra cash that normally wasn't needed as early in the process. It is what it is, but definitely a roller coaster ride many of us didn't anticipate when life plans were set into motion a few years ago! Bottom line, don't take on a custom home build unless you have the flexibility to handle similar, or worse, events. Good luck!...See MoreRaiKai
