Do you have both a family room & a living room?
Comments (7)We never use our formal dining room nor our formal living room. Our kitchen has a table in it and is probably about the size of your kitchen and dining room combined. An eat-in kitchen would be a great idea for you. Use the dining room as part of the kitchen and then open up the whole area to either the current living or family room so you can see what's going on in that room from the kitchen (open concept). Don't live now for re-sale later! (unless resale is imminent) Use the extra room as living or dining room, whichever you will actually use. Hardly anybody I know ever uses the formal dining room, but we all have eat-in kitchens. Since neither room has special plumbing etc, for resale it can be staged however you like. Just make it what you need for now. In my dreams, I open up my kitchen to the dining room and put in a 12 foot long island with an angle and an overhang for stools. I would keep my table in it an maybe put a little tiny conversation area at one end if I had space. I woul never miss my formal dining area, except that it looks pretty if anybody ever did go in there.....See MoreWhat coffee table and chairs would you put in this open family room?
Comments (7)Since you have a lot of wood, I like the more open coffee table that you have mocked up. Since you have boys, I probably wouldn't spend money on a "nice" one until they're older and you know they're not going to ruin it. Target and Wayfair have some similar to your picture. Overstock does too. I like the square shape to offset the swivel chairs. I also like leather/faux leather chairs for your kitchen table. (unless you're afraid the boys will rip them). Here's one I just found on Overstock that only has the faux leather seat: https://www.overstock.com/Home-Garden/Bension-Contemporary-Espresso-Dining-Chairs-Set-of-2-by-FOA/11138466/product.html?refccid=UWAXBBLHSYQZXRSAQBKBOO4V4I&searchidx=15&kwds=kitchen%20chairs&rfmt=...See MoreI need help, redesigning living room

Comments (10)Thanks for trying to help. I will answer your questions which also helps me to think it through: no children, but visiting grandchildren. -it is not a new build, but a remodel of a 50’s ranch. The addition is the covered porch and the extension of the kitchen. -our “games room” (ping pong) will be in the finished basement. -my sense is that the family room is less formal than the living room and will be for relaxation and TV watching. Maybe incorporating a desk. -I could switch the family and dining but it would be an awfully large dining room that wouldn’t get much use as it’s just 2 of us most of the time. The addition will have large windows across the back. Lots more light than the room now labeled family. Planning a bench under the windows. Plus the new kitchen/dining will have a different floor from the rest of the house. If this helps and you have other ideas please share. Thanks again....See MoreJana Bellamy
