has anyone built the Glenella Springs plan by Frank Betz?

I have been in love with this floor plan for quite sometime but I have a hard time imagining the hallway running in between the multiple double wall cases openings. It looks beautiful in my mind but wondering if there are any pictures of it built out there

where will you be building? How big is your lot? What direction does it face? How many people will live here?

What do you love about this plan?

I see a lot of red flags - primarily the complete lack of natural light in the living spaces. The covered porches will make every room in the middle of the house dark. I don't like that the working part of the kitchen is a main thoroughfare between the garage/laundry and bedrooms. I would hate the trek from the master bedroom through the bathroom to the closet to get a sweater or a pair of slippers. There is no storage space in the jack and jill bathroom.

Northern suburb of Houston Tx. My lot is just under an acre in an estate neighborhood that requires a 20foot natural buffer on each property line. The house would face the south with the garage facing the east. I have seen the rear elevation of this plan and it’s a French door unit with transom above. As hot as it is in Houston I would think the combination of the abundance of glass at the rear along with the cathedral porch would be a good balance for shade outside while still letting abundance of light inside. I appreciate your comments

I really like the floor plan. Be careful with kitchen table section, you will have a great deal of traffic going to the screnned in porch. I had considered a similar Frank Betz and thought about making the bedroom next to the kitchen a keeping room (open area to the kitchen, making more room for the dining table and also provide a seating area with chairs/loveseat/computer area/etc.). That would solve the traffic problem and would also also allow the other 1st floor bedroom to be larger. Could the upstair bonus room be made in to an additional bedroom is you need four bedrooms...all it needs is a closet and could share the upstairs bathroom.

Yes, built over 7 years ago with heavy modifications on the rear of the second story. No vaulted ceilings with 9' downstairs and 8' upstairs. changed the powder room downstairs to open to the side instead of the living room.

Hi all! My husband and I are considering this plan to build and have a few questions Has anyone turned the loft into a 4th bedroom? If so, how did you relocate the staircase to the bonus? did yoh add access to the bathroom to make it another jack/jill? We are in Fayetteville NC and would love to see the house in person if anyone is relatively close? or just drive by to see the outside I am a licensed Realtor and my husband will be our builder Thank you!

Never build a home designed by someone with a poor comprehension of space. If they can't get something as simple as a closet right, there are most likely problems elsewhere.

The master bath is almost as big as the family room.

SO many things wrong with this plan! What is it that YOU like about it? On a nearly 1 acre lot, the garage could be better placed. That hall that is worrying you IS worrying! I have such a hall in my own house and it's the black hole of Calcutta both in the morning (East sun doesn't penetrate) and in the afternoon (West sun doesn't either), and I only have a small porch on the front and none on the back! The pot lights must always be on in the daytime.

Your DR is way too small to be even usable. My own DR is almost 13x13 and it's too small for more than 6 people and even then, one cannot get around the table on the side that is up against the small sideboard. Eight is so crowded as to be ridiculous.

But at least in my house, my kitchen is bright both morning and evening, my LR is bright in the AM (faces East), as is my library (also on the front of the house), and all 3 bedrooms have dual exposure and plenty of light, as do the bathrooms.

I had a weekend in which to buy a house and we bought the neighborhood, even with some big faults in the house. It was a house built in 1948. I don't regret purchasing this house, but I sure would never build it the same!

You can do so much better than this plan.
