How to insulate garage ceiling under finished bonus room
Comments (44)I posted before about using tigerfoam. I used in in my addition. My garage ceiling was sheetrocked by my builder, and I'm sure he did the least he could get away with. Part of my bedroom is over the garage. I'm thinking that they didn't used to build living space over garages before. Now we all see why. If someone could figure out how to retrofit insulation onto a sheetrocked garage ceiling, that would be great. For stockrex, you don't have to fill the entire space for the Tigerfoam to be effective. Just a few inches will probably stop the air leaks. Then, you can fill the rest with the same batting that you take out, if it's clean. I think that it's best to figure out where the airleaks are coming from first. My powder room shares a wall with my garage. It was always cold before we renovated, but now it's freezing. When I had a wall mount sink installed, I decided to have an access panel behind it in the garage. Cold air was flowing in through the electric plug. I sealed that. Comments (19)Yes, the venting is along the entire ridge. The roofer did this when I replaced the roof--I had talked to him about how hot the upstairs was in summer in spite of the pot vents, and he suggested a power vent--which he installed in addition to the ridge vent. Mine is not in the old eave vents, but is through the roof. He did not block the eave vents or tell me I needed to (but they were pretty well blocked by the replacement siding already). It also was/is very noisy--enough to awaken us when it came on at night. He replaced it, saying it was a faulty unit. Still noisy, and as we got into autumn it was coming on in the middle of the night when temps fell to around 40F. He couldn't explain why. I was worried that it would be pulling heat out of the house when I wanted to keep it! So I called the company that makes the vents. They told me that one reason it was so noisy was that it was designed for a much larger attic than mine (which is only about 500sf), and very likely was not getting enough airflow. That is also when I learned that mixing venting systems causes neither to work effectively. They told me some things to do to the stat to keep it from coming on at inapprop. times too. The radiant barrier insulation is very light, it comes in big rolls and looked like foil-coated bubble wrap (at least the type I've seen). It is stretched across and stapled to the bottom of the rafters--the plywood is laid on the top of the rafters--this leaves a channel for airflow between, from the soffit to the ridge vent. So if you have rafters you can add the barrier. I remember how hot it can get in SOCal and how expensive utilities are--I would add the barrier if I had the coin to do so. Comments (100)I found your chat in counter in front of window very helpful. But I cannot add to it. Can anyone help us about a kitchen design dilemma. We want to add a set of small washer dryer in the kitchen (about 10ft x 11ft). But it’s an old 1930 old apartment with two wall of low windows (three old Harvey window on one wall and two on adjacent). Right now all kitchen appliances/fridge are on the two walls without window in L shape arrangement. Would appreciate any advice on how to add the washer/dryer and perhaps more counter space to this design dilemma without losing natural light from the windows?...See MoreWindow framing issue
Comments (36)Without knowing what cripple studs are below the opening or the width of the house or the ground snow load all any of us can do is guess or advise the OP to get local assistance other than the current contractor who doesn't seem competent If there are adequate supports below and the house width is 28 ft or less and the ground snow load is 30 psf or less, double 2x6s will meet the IRC header table but it appears that they will not fit without removing one of the horizontal framing members and that may require great care to avoid damaging the exterior cladding etc. The vent should be moved in any case. If the loads are greater make the header of LVLs To avoid removing framing a 4x4 sq structural steel tube should be adequate. A repair shouldn't require a permit but that should be up to the contractor....See Morelesliekatzman
