Sun, I see you didn’t get much help. There are local nurseries and landscape designers who can develop a plan for you. You can then contract for them to do the plantings and irrigation or do it yourself if you are handy. My neighbor just finished changing his front yard to drought tolerant plants. It was a lot of work but by how it came out, I’m sure he had a landscape designer.

@Design Girl I'm so glad you posted a picture of your lot from a distance. I could be wrong, but your slope looks like it could use some help with not washing away in all the rainfall we get here in the Mid-Atlantic. I was recently visiting an historic home from Jefferson's time and was impressed by the way the old trees held the soil in place. Where a tree died and was not replaced, the soil washed away and was now threatening the foundation of this old home. So... I can't help but suggest looking for a plan that put a mix of big native trees off to your left as you face your home from the street, and anywhere else you have such a slope. Will that block your beautiful view? If so, an alternative is a lot of time-tested shrubs with good spreading root systems. With slopes like those, you do not want to be dealing with just herbaceous flowers or even just a lawn.  Also, I love redbud too. Just realize they are relatively short lived. But maybe this is one tree worth replanting. Plant one every couple of years and you will always have one or two in your yard. Basically, you are planning for them to die off.

First thought is to use pavers to create more of a walk way through the space so it feels inviting and enveloping instead of just being a flat picture stuck to the front of your house. I would create a budget and hire a really good landscape designer and installer. There are such a wide variety of skills and you can really do a lot with drought tolerant plants but you need someone who understands how to make the most of the space itself and not just plunk down drought tolerant plants. You could end up with something really average, boring, and not too appealing like this: Or you could end up with something spectacular like this that plays with the walkway up to the house: This same designer uses grasses in the center of the driveway as well to tie the driveway and yard together: Or this great design that uses succulents with strong colors and shapes: Or this that plays with a semi-private screen of foliage near the front door:

no pix included .. just start by understanding.. that foundation plantings are planted to hide the foundation... NOT ON THE FOUNDATION... search up images of mature size plants.. and then plant the tiny babes you by far enough from the house to include a 2 foot walkway at the foundation for maintenance ... nothing is more disturbing to a gardener.. and home owner.. is to see 8 foot plants 2 feet from the house.. and leaning out and away from the house.. also understand.. that not all plants are watered the same.. lawn watering is not proper for perennial watering.. and that is the base idea between irrigation zones.. and how they are used.. and almost no plants should be watered the first year... by irrigation.. protect your investment.. by hand watering.. until the plants are fully established... and you understand the water they need in your locale and weather.. soil... drainage.. etc.. ken
