Building for Appraisal Value?

Hi all,


I'm in a scenario where I will be building a house this year, and the contractor I'm using currently owns the land. They are willing to build a home plan that I provide and then sell the house to me for the appraisal value.


I am hiring a modern home designer to make plans for me. My ultimate goal is to have a 3/2 house.


If they are going to sell the house to me at the appraisal value would there be any benefit for me to have a design for a 3/2 designed, but only build it as a 2/2 currently then in a couple years add an additional bedroom? Or even just have the house built with one of the two bedrooms really large and then later just throw up a wall in it making the 3rd bedroom? In this manner the square foot would already be there, and I would just create the additional bedroom later.


I don't know how appraisal works.


In the end I'm going to be aiming for about 1400 square feet on a narrow lot.
