I wouldn't build the wing walls out of ICF. It's a premium-cost item, and wing walls are just for decoration. You can built as much (or as little) of your house from ICF as you wish. You could build just the first floor, leaving the second floor to be stick-built . . . or you can do the house but not the garage . . . or whatever combination suits you (and suits your budget). Don't feel that it's all or nothing. The exterior looks better, especially in terms of the stone usage. I still don't like the garage in front, but the roof is showing improvement -- though I like simple rooflines, I still think this one "needs more". It's not a simple plan, so a simple roof doesn't fit. Inside, the dining room looks much better! Your office is only 7' wide -- with shelves on both sides, that only leaves you 5' of space. Are you sure that's enough? In the main floor bath, I'd consider moving the toilet - sink -shower into a straight line (which would bump the window to the wall straight ahead of the door, giving you a nice sight line). Keeping all your plumbing in ONE wall will be cheaper. Also, I'd consider putting them against the inside wall. Since you live in a cold area, this means your pipes will be less likely to freeze -- and if you ever have to access them, tearing up an interior wall is cheaper. The simplified upstairs shows tremendous improvement -- and it'll be cheaper to build. I agree that I'd move the secondary upstairs bath door towards the hallway so that it'll be closer to the bedrooms. Also, a door right at the top of the stairs is a little uncomfortable. I don't think you have enough space for your toilet in the master. And you'll want to flip the tub so the bench is at the foot of the tub, not above the faucet (same thing in the secondary bath). I wonder if the master bath would work better if it were in the office space . . . and the office space were in the master bath area. Yeah, I assumed you'd add windows in the bedroom -- that is a detail.

The issue is the thickness of any new material We could tile the entire floor-- sire.. Then I have a lip at some point either going into the shower section or into area where the double vanity and closet doorway or into master bedroom... Our bath is not 1 room-- The vanity area is like short hall/aisle into wet area w/toilet and new shower w/new cabinetry... This house has horrible mix of flooring...white original tile in guest bath and laundry room, carpet in 3 guest bedrooms, one style/ look of mid-brown LVT in guest hall and front 2 living/dining and den, 12x12 gray LVT in kitchen/entry, and a weathered/limed oak in master suite area... So 5 different flooring looks...I hate it...but re flooring in 1 uniform flooring is way more expensive that we see a need to do from practical standpoint... I am trying to avoid having a 6th flooring look by doing something separate in one or two areas of master bath.

Unless you have an abundance of storage for stuff like lightbulbs, your iron, starch, cleaning and laundry products, and whatever else people stuff into their laundry room cupboards, I'd stay away from open cabinets like the plague. An added cleaning burden, plus, scooting the cabinets up means you cannot easily reach things. Remember it's just a laundry room, let it be the workhorse it should be. Don't fall prey to the notion that every square foot of your home needs to conform to the current dictates of the design world-no matter how cool they might be. The shiplap is a dusting nightmare too. But yes, scrape that popcorn off the ceiling. It makes rooms look smaller and dirtier. IMHO, paint the cabinets white and the walls a warm but clean gray. Or a lovely sea glass, the sky is the limit if you paint the cabinets white. I love the idea of a countertop above the W/D and a skinny shelf above that-so functional! Butcher block will swell with moisture-I'd go with Corian or another solid surface material that won't break the bank. I'd stay away from tile and use vinyl flooring because it's easy and waterproof and you will never need to clean the grout. There are some incredible luxury vinyl flooring options out there. Check out Amtico. Amtico stone and wood flooring is so real looking. Also, if there isn't a second story above the laundry room, I would recommend a solatube-type skylight to brighten things up. These little round skylights are an amazing source of natural light, but are only the size of a dinner plate in the room's ceiling. Who wouldn't love that? An airy, bright laundry room is everyone's dream. Paint is the best way to go. Skip the complicated cosmetic upgrades and save money for a place in your home where a those charming details will make a real impact. Create a laundry room that frees you from spending undue time in it. Now that's my kind of laundry room!
