You could easily add 2 BR and 2 baths above the Study, Entry, Utility, Office, Pantry areas, leaving the stair where it is. The challenge is the massing and the appearance of the elevations, particularly the front, since the roof lines will change considerably. The photograph's view is not what you will have--imagine everything in the front as two stories. I'm not sure how the new roofing in the front and the existing roofing in the rear will/can be worked out. Good luck!

cpartist - The space is hard to shoot, but I think I got the "gist" of it for you. The space to walk ranges from 18"-23" (our closet is also only 5' deep - but we consider ourselves lucky to have this much closet space in a 120-year-old house!), and it's perfectly adequate. I don't find myself "brushing" the clothing at all. (The random stack of clothing on the left is my husband's "grubby duds" pile - we're keeping our "work clothes" handy as we finish off this house to sell it, so please excuse!) We installed wire shelving units (they're the standard Rubbermaid "wardrobe" shelving units), along with custom-built natural wood shelving and cubbies. The right side of the closet has two tiers of hanging space - I have the top and DH has the bottom. He uses the standard wooden hangers, while I use the plastic ones (like the ones you see holding my dresses on the left). The left side is a series of cubby-type shelves, followed by a short run of "longer" hanging space (Rubbermaid wardrobe shelving again) for my dresses and DH's slacks. He hangs his slacks with the clamp-type wooden hangers. The cubbies are 12" deep by 10" wide x 12" tall, and go from floor to ceiling (there are two cubbies per row, and probably 8 or 9 in each column) , and I have plastic "buckets" from the dollar store to hold camisoles, underwear, socks, pj's, etc. The three wooden shelves above the longer hanging space are also 12" deep, and fill the rest of the side wall between the cubbies and the back wall. The back wall is a pegboard for my jewelry/DH's belts, with three shelves above, also 12" deep. We have 10' ceilings, so the top shelves have our off-season clothing. On the right, there is only one shelf above the higher hanging rack, and it's at the highest level of the other wooden shelving (ladder required - haha).

We just finished the layout stage of our basement renovation. Our basement is almost exact the same size as yours so I'm very interested in seeing your progress! We chewed on plans and ideas for more than a year. We only came up with a layout we both feel good with once we finally figured out what we really want to use the basement for and what should be possible in the future. Our house is one bedroom short for our family so we really need a bedroom or sleeping area in the basement. Our house only has one bathroom (one toilet) for 5 people so we need an extra bathroom too. We have an exit to the garden in the basement so we wanted to have some kind of mudroom, laundry and mechanical room needed to stay downstairs too. First we thought of making a bedroom for or oldest son. But the square footage we have to work with is not big and making a bedroom, bathroom, mudroom and mechanical room would divide the space in a lot of little rooms and a hallway which takes in space as well. Furthermore, in this area basements are typically used for recreational functions. So we fear the resale value of our house might decrease with no obvious recreational space down there. We decided to turn the basement into an open concept bedroom/office for ourselves and have the bathroom for ourselves too. This way the basement will be our own little studio, the kids will each have a bedroom and one bathroom upstairs. When the time comes that our kids move out, we can simply take our bed out of the basement and replace it with a couch or two to turn it into a recreation room. I hope this can help in some way! Maybe you too can combine the functions of the rooms you want, like: bathroom/laundry or recreation room/guestroom ? This is roughly the new layout of our basement, the dimensions of stairs and doors are a bit off but you'll get the idea :)
