Comments (8)It's not only not normal, it's just plain wrong. I don't see any evidence of proper flashing in the picture. Is this a single layer of shingles, or was it installed on top of a previous layer? Comments (6)Joe is on the right track. Is this vent for a high efficiency furnace? Is the vent made of PVC? Is there an air intake for combustion nearby? There shouldnt be condensate forming on the outside the vent because its warm, there should be condensate inside the pipe. If there is a leak in the vent then yes you could get water dripping out of the vent. If there is an air intake and it is not insulated, you can get condensate on the exterior of that pipe, because it gets cold, which could look like a leak. Easiest way to check is at your furnace, see if they insulated the intake line. Also check the flashing of the vent, that would be the first place a roof leak would happen if it was originating from the roof....See Moreleaking chimney
Comments (29)The root cause of water intrusion problems can be difficult to diagnose. Masonry chimneys require periodic maintenance. While the problems you've observed correlate with the installation of the replacement roof, correlation is not causation. There are cracks and degradation of the masonry as others have noted. I recommend trying to determine whether the problem is with the shingled roof, the chimney or the interface of the chimney and roof. You can do this by having one person in the attic as an observer and one on the roof with a garden hose and using your cell phones to communicate with each other. Start by wetting down the area of the roof between the peak and chimney without directly wetting the chimney and see if the leak appears. If not, then wet the chimney just over the flashing material and check. If not, work your way up the chimney saturating the brick, but trying not to spray water into the joints. Finally check the mortar crown on top of the chimney to see if it's the culprit. As always when working at heights, use appropriate fall protection or enlist the help of a neighbor or relative you're not fond of to work on the roof. Comments (21)The one roofer they had said twice that it was the brick/mortar and i needed a masonry guy to come out and that the cracks in crown were causing the leaks. So I had a masonry company look at everything and they said it’s not bad at all and it would be a waste of money to redo anything bc it’s in decent shape right now. Then the owner of the roofing company came out the next time and said no it’s not the mortar/crown whatever. Also it appears the water is coming in between the chimney and our ceiling where they butt up. There’s no water inside our chimney at all. Hopefully this answers some questions thanks for replies. I can add more photos if that helps. from what i can tell they did new step flashing. the leak is still one main area but it has moved bc now its coming in at the front of my chimney as well.. so currently theres 2 spots where its leaking. i dont know that theres not another spot leaking but they did a ”roof inspection” that i paid for so i would assume thats something they shouldve mentioned? how do i move forward? thanks everyone!...See Moreaamkz
