Comments (39)There are few Society Hill row homes that cap 2 million. Especially ones which are 16 - 17ft wide with that kind of staircase which is probably running up the center of the house taking up an enormous amount of space and cutting up the rooms into an odd layout. Again tough to say for sure without seeing it, but I've seen so many houses like this that I would guess that's the case. Also for some reason houses on numbered side streets seem to generally go for less than ones on the named streets. Not really sure why that is. We will have to agree to disagree on this one. You might squeak your money back out (just), but there's not a lot to be made on it IMO. We've bought several city homes which we've renovated and then sold for one reason or another and I wouldn't take this one on for a cent over $950,000 and that's being generous. Again I could easily be wrong, this is just my instinct and experience of that kind of house and the buyers in that price bracket who want things a certain way. The proof will be in the pudding. The real estate market has picked up in Philly. Our Rittenhouse row home just sold in 3 weeks and there was almost no competition in that price range. If it's a steal it will sell quickly close to asking as there are very few homes in SH in that price range either which should be an advantage for it. Comments (26)I think the photos and description (albeit a bit long) are all very good. You've done a great job of outlining the amenities without going overboard. I agree about removing the picture with the car in the driveway...looks out of place. Also, while I have no quibbles about furniture placement, I do think the house looks a bit bare. I'd do a little staging. I like your friend's idea about place settings at tables, etc. The gal who staged one of my houses said you have to help buyers envision themselves sitting at your table, watching TV, sleeping in the bedrooms, etc. You could probably rent or borrow most of what you need to stage. Comments (33)From the first photo of the exterior my impression was "cute"! But it quickly faded when looking further inside your house. Is it really necessary to take a picture of a bike? Oh, was that a room behind it? All I noticed was the bike (indoors) and it led me to look to see if there was a garage (no). One big mark against it. What I saw of the yard looked very small, no room for a futre garage or any of those outdoor spaces that are so popular. The light fixtures are ugly. Why are you highlighting them in pictures? And when I saw the picture of the kitchen sink I thought okay, they zoomed in on this, so what are they hiding? I would have been very interested to see the layout of the kitchen, which is tremendously important in the buying decision. My guess is that the layout is small, clumsy, unattractive or all of the above. The one fireplace I saw looked unoperative. Another negative. I'm guessing it doesn't have a large bathroom (even though the listing says 2 bathrooms). They weren't pictured so nothing to brag about there. If you are serious about selling your house you should highlight only the architectural details, and not the everyday "stuff" like the bike that shows you are missing some of the modern conveniences....See Moreroarah
