I might keep the TV in the built-in, with an apartment-scale sofa (also called a studio sofa) facing it. Such a sofa is usually about 72 inches long. Then I'd float two chairs in front of the built in (if this can be done without blocking the view of the TV). This would leave room for a drop-leaf or expandable table at the other end of the room; for it, choose two chairs with arms that you can pull into the LR seating arrangement when you need them. It might be possible to use the dining table as a sofa table when it's not expanded. If you want to keep the feel as open as possible, don't use end tables with the sofa - if you need lamps either for reading, pharmacy lamps take up almost no physical or visual space. Have you considered a back to back sofa arrangement? Float your two sofas back to back in the center of the room so each has a similar sized area in front of it. Give each of them a coffee table. Maybe that small clover leaf table can serve as one. They usually arrive 1" above or below the sofa seat. Try the demi-lune one in your foyer. Put your hi-boy desk in the center of the back wall and hang a knock out piece of art above it. Flank it with a pair of chairs, each with its own table and a new lamp. Your floor lamp is a bit small and the table lamp too tall. Move your bar stools to a bar area, perhaps in the kitchen. Add one more chair to the foyer end of the space. I'd go for lighter tones as well as less bulky -- if the carpet will stay, then you might look for non-brown for at least some accent chairs. Your space feels tight currently, and I think that would be helped by having a single couch and a couple of chairs -- it also gives you more flexibility in getting a conversational arrangement. Two thoughts just to throw out there: (1) Sometimes people like to put a couch with its back to the walkway, to separate the sitting area from the entrance a bit. Your room isn't open to the next space, so it may not feel as necessary, but an option. (2) Sorry, husband, but that TV is mounted too high. It needs to be at eye level for the people sitting on the couches, which means it's a foot or two higher than ideal -- better moving the mount than paying for all the chiropraxy later. :)

-- Do you happen to have a floorplan of your condo? That would help. Or perhaps it can go where the TV was to go... Even though you won't be buying everything at once, it's nice to have an overall plan so that your decor will be well coordinated. Definitely agree that it's nice to have an overall plan, which is why I haven't really gotten anything yet. I have not yet moved in so I have some time; didn't want to buy something I dont end up using.The only thing I have done is measure the windows, as you said- I can see that it makes a big difference. I do not have a floor plan but I made a rough one that is not to scale. Forgot to add that the only windows are in the bedroom and living room, unit faces south
