Update apartment building exterior?

Hi, I own a 7 unit apartment building here in Michigan. It is on a main street near a downtown that is starting some new development, so I'd like my building to keep up and stay competitive. The interior has been mostly updated (though I still need to add laundry facilities), but the exterior is looking tired and really needs work.


So far, here's what I'm thinking:

-replace windows

-remove wood railing on top porch and eliminate tenant access

-keep existing roof and overhangs

-replace siding with new vinyl, but a darker, rich color (maybe green)

-install cultured stone or brick up 5' or so along the entire bottom of the front facade

-install vinyl shakes (or similar accent) in gables and on the wall behind the porch railing

-install black iron railings on the front steps

-wrap porch header and columns with vinyl (azek or equivalent)

-spray existing brown aluminum window trim with white paint

-new exterior lighting

-build steel frame awnings over the windows on each side (under gable), with steel eyebrow roofs- or something like that

-basic commercial landscaping


I'm an experienced landlord and home builder, so I would do much of the work myself. That said, I do need to keep a fairly tight budget on this.

Any suggestions or feedback are much appreciated!
