Comments (25)So much great advice (and no judgement - thank you!) — I wanted to update, we’ve confirmed it’s only shellac! Thankfully, and we’ll be working on removing as much as possible tomorrow, with heat off and windows open. Pics below, including my husband cleaning his mess lol. Great tips on the floor - you’re points are right on, and given the work the walls will be I’d like an easier alternative for the floors for sure. The left window is actually a door that a previous owner caulked shut, but we’re planning to open and make functional again. Otherwise there isn’t much room for anything, but it would be ideal to move the sink elsewhere to have more wiggle room in the “bathroom”. We did take a quick look today at more narrow utility sink/ vanity combos, and while not perfect should be an improvement. At this point it feels that is still quite far in the future, but hopeful the shellac removal is quicker than I anticipate. Comments (8)Probably the only way to have a toilet and sink in 4' X 4' space and have it meet code is to have: 1) a very small sink, and 2) a door that swings out or a pocket door. For starters. any toilet must have 15" of clear space on either side of the centerline, and a minimum of 21" of clear space in front of it. The shortest standard toilet you can typically get is one with a round bowl, which would be about 24" front to back. If you add 21" to that, you're at 45" minimum. That means that the toilet would occupy a rectangle that is 30" wide and 45" long. After this is subtracted from the rest of your space, you have a space about 18" X 48" in which to fit a cabinet and sink (presuming the toilet is back in the corner to one side rather than centered on the back wall). You would then place a very narrow (18" or less) vanity against the wall in the other back corner. Alternatively you could put in a corner sink to make this small space feel a little roomier: Corner sink A door that opened in would hit the toilet unless it was a pretty narrow door (less than 24" wide), and it would be awkward to close it once you were inside. Trying to place the sink on a side wall would make things even more awkward. Comments (13)Love the blue color of your walls. Would suggest carrying that into the powder room or selecting a wallpaper that has some of that color in it. also love your artwork. So, would extend that into the powder room as well. Your trim looks very crisp against the blue wall color. Maybe something like the photo below? Comments (13)I noticed that you currently have some nice, easy-to-grow houseplants (I also love orchids!), so I'll add in these 2 suggestions, that I have had wild success with: Spider Plant (Chlorophytum comosum) Swedish Ivy (Plectranthus australis) Mine do *not* appreciate direct Southern or Western sun on a windowsill (I'm in central Texas). They fade and struggle, regardless of watering. I can put them on a sheltered southern windowsill (my next door neighbor has a two story house that shields a bit of the sun's intensity), and they're fine. :-) They really like shaded corners of the room where windows are on both sides. Propagation is super easy. My spider plant flowers and produces off-shoot babies, that I stick into soil nearby, let them form roots where the bottom touches the soil, and snip them off the mothers when they're at least half the size of the original plant. With my Swedish ivy, every other time I water it -- because it's so huge and I water everything in the kitchen sink -- I inevitably end up accidentally breaking off a small stalk of leaves. I remove the leaves toward the broken end, leaving at least 4 leaves on the plant, then stick it in water until it forms white roots around 1/2" long (anywhere from 3 to 10 days)....See MoreClassic Comfort
