You are into the most crowded segment of the upholstered furniture industry. There are hundreds of companies that make upholstered furniture that retails at the price range you are looking at. Don't expect to find 8 way hand tied coils at your budget. But you should be able to get a sofa and love seat with kiln-dried hardwood frames, high-density foam cushions and sinuous coils for $1500. There are so many companies out there that can fit your requirements that I don't know where to start recommending. I will warn you, however, of a few things to avoid. Stay away from Ashley Furniture, probably the largest single manufacturer and retailer of upholstered furniture, unless you really want one of their $399 sofas. Their more expensive offerings are still junk underneath. The other warning I have is to stay away from leather at that price range. Leather offerings at that price come in 2 different categories: first are the sofas that are made with "bycast" leather that is basically little pieces of scrap leather that has been chopped up and glued back together. The mill cost is for bycast is about the same as a medium-low grade of fabric. The second category of leather to stay away from is genuine leather sofas. For a manufacturer to afford to put real leather on a sofa at that price means that they have to cheat on the insides. You will be getting a $399 quality sofa with a nice piece of leather on the outside. I am not terribly impressed with IKEA's upholstered furniture offerings. I think their case goods are a much better value. Microfibers can be great. Just remember that there are different grades. See if your salesperson will let you feel a swatch of the fabric. Some microfibers are very thin while others have some weight to them. It can be very difficult to tell the difference when the fabric is made up on a sofa, until you have had it in your home for a year or two and start noticing the thinner fabric wearing out.

I can't deny my charges their desire to be up on the furniture with me either. They all pick a spot next to me on the bed at night and squish right up to me, and off to sleep they go, not a care in the world. Ever sleep with five big dogs squished up to the entire perimeter of your body? Ain't no turnin' over under such conditions, so plan on staying put the whole night! Wild- I saw that on joss and main this morning and thought it looked promising for you but I find the info they provide is really like pulling teeth.......and since you truly cant sit in it or know what it is ( at least I don't know how to find what it really is)... I didn't pass it along. I know they are reputable in that you will get what you ordered, but the delivery is also an issue. It says delivery to front door and assemble with screwdriver or enclosed tools. oh well. If you do look at some Rowe sofas, they do have a few with tufted backs and 2 cushions. I know the one I have is comfy and solid (but not a $3,000 sofa either)....... but that craigslist one looks perfect. I hope you hear back from then. Re Ashley, it is confusing as there is a brand and a store. What I have seen at an Ashley store near me is that the stuff looks very nice, but seems to not be very good. If I recall, the cushions were not fully covered. The bottoms had Velcro so they would stay in place but you can not flip them. That would be my only caution. If they are fully covered and it looks good, I guess it would be fine.

I really do...most buyers will not be as attuned to design “flaws” as the folks on this message board....but you cannot hide how small a 12 x 14 master is. I‘m surprised no one has mentioned the closet through the bath situation in plan 2! That is totally personal preference...some buyers will like this, some won’t care, and some will want the closet accessed from the bedroom. FWIW, we custom built our home with a through the bath master on purpose...it makes our bedroom super quiet if someone is getting ready while the other is sleeping. People on here will say they worry about clothes mildewing which I have never encountered in our 9 years in this house!
