We have just started a renovation which will include a new office/spare bedroom on the first floor adjacent to a breakfast room. We are considering bumping out a couple more feet than originally planned in order to accommodate space for a future bathroom in the office/spare br. (Will most likely be closet space until we can afford to make it into a bathroom...and since the office will have a vaulted ceiling we wanted to get the spaces carved out now). Attached is a proposed design for the future bathroom (that includes going out 2 more feet than our current reno plan). I think the layout and its relation to the space around it can be improved! I would like to have a shower but I don't know if a corner shower is the best choice. The bathroom as designed is apx 6x6. Can it be smaller? Can it protrude less than 6 feet into the office? The area where it says "Flat Ceiling" - cutting into the bathroom a bit is apparently needed so we can move large furniture into the room (eg, sofa or bed). We're looking into the possibility of bumping the room into the backyard even a bit more but not sure if that will be possible. Any thoughts about this proposed layout? To help with context, the rooms around this Office/BR are: Breakfast room to the left (French door connecting the two); garage at the bottom, outside walls on the top and right. We live in New England so want to avoid plumbing fixtures on that outside wall. Any thoughts? I live in the DC area and I moved here from SoCal about 4years ago. I am in the process of a remodel (drawing and permit approval stage). The going price in this area for a remodel is anywhere from $180-$250/sq.ft. I disagree with marge727 on this. Many homes that I found in the area were built very poorly in terms of layout. Size was another issue, many homes were just too big but so poorly designed that you would drive yourself crazy trying to stay organized or even heat and cool these beasts. Living in the DC area, you will find a variety of homes from 100+ year old homes to new construction. I suggest you pick a great neighborhood and work with an architect. Sometimes, you think you need more space than is really necessary. My home is a ranch style house and has about 1700 sq.ft and my new addition will add 160sq.ft. The house is missing an entry way that is important for storage and transitions through the space. Good luck!

Using your drawing that you added the measurements to: There's a window in your current kitchen, where is it exactly in your layout - how far from the left wall is it and how wide is it (including trim)? How long is the upper wall? How wide is the hallway b/w the refrigerator and the Ovens? Is the 186" the entire left wall, including the doorway and pantry depth? Or, just to the pantry door? Or, just the wall "below" the doorway? Are you planning for table in the kitchen? If not, can you use the entire space shown? It looks like the FR doesn't start until the other side of the drawing (past the Deck). Is there a door on the wall labeled "Deck"? It looks like a sliding door in one of your pictures of the current space. Do the doors take up the entire bay wall? How wide is that bay? How wide is the entire bottom wall?

We have a playroom downstairs. Plan to also finish basement with a family room/rec room. Two girls in one room main floor so we don’t have much in toys in there.
