Sherwin Williams Paint Advice Needed - Paint Line and Sheen Questions

We are building a vacation home and the builder's paint contractor uses Sherwin Williams exclusively. At first they proposed ProMar 200 and now, after hearing that is not a durable paint, we are thinking of moving up to Cashmere.

Couple of things I could use thoughts on --

Is SW Cashmere actually a durable paint, and will I be able to wipe stains from the Flat sheen?

2. What sheen is preferable for the bathrooms? In addition to Flat, it comes in Low Lustre, Pearl, and Medium Lustre. (For comparison, I have Ben Moore Eggshell in bathrooms and don't find it to be overly shiny).

3. For the bathrooms, do I need to be concerned about water drips staining the walls and will I be able to wipe them (in Low Lustre, Pearl, or Medium Lustre)?

Any other thoughts on using Cashmere are also welcome; we're upping the price for paint by about $500 so not a ton, but it's still an investment and I want to make sure it will be worth it. (Using an even higher level - like Emerald or Duration - is not an option due to cost).

Any contractor that proposed Promar 200 for a home, I would be leery of.

Thanks - I agree. Think they bid it at the lowest quality to get the job (with a correspondingly low price) and now I'm stuck with the painter (he is a package deal with my builder at this point in the process).

we are thinking of using SW Dover White (flat) on all the walls in our small open concept house to unify them; I like the slightly creamy undertones, however, cannot decide on a color for the trim. I am thinking maybe SW Alabaster in semi gloss. Anyone have any experience with the best trim to use with SW Dover White as the wall color? House does not get a lot of natural light.

Wall and Wood, is the top of the line. Will give you best finish holdout, and even sheen. Multi-purpose latex primer would be my second choice, but its down the list. It's certainly a good product, but the wall and wood is outstanding. Particularly if you need to do any sanding. Wall and wood powders, unlike most latex primers (they tend to pill and roll) when sanded. Good luck!

Paints used to not be scrubbable unless they were gloss paints. Modern paints are even in more matte sheens. He or she is just reciting what they have heard without knowledge of newer paints. It all depends on what you believe about paints as you could use a matte exterior or bath specific paint. You can add mold additives to any paint. Usually the higher the cost of their line of paint the more scrubbable it is at lower sheens. Casmere is a great paint but it has its specific sheens that tend to be on the less matte side so keep that in mind when you choose. Cashmere wouldn't be my first choice for a bathroom. Emerald is expensive but bathrooms are small and I would not skimp due to the harsh conditions. Usally it is the ceiling that is painted with a higher gloss as that is where the condensation collects and leaves drip and stain marks. Run your shower and then run your hand across your wall and you will see why the higher sheens are recommended. Smaller baths suffer from condensation regardless of the fan size. It all has to do with airflow and sometimes your stuck with what you have.

You don't need to spend the extra money on Emerald for the ceilings. Like I said before, you need to ask the builder what the extra costs are going to be before you decide. Contractors get ProMar extremely cheap, especially builders. Usually it's for a select few colors. 20 years ago my MIL managed properties, they painted everything Dover White. They got Dover White in 5 gallon buckets for $10. But...only Dover White, nothing else came with that price tag because it wasn't in large volumes. Your builder may outright refuse to do anything other than what is stated in the contract. You need to find this out before you go further. Contract states one color through out. They are not going to paint your individual rooms different colors, its not going to happen. Your best bet may be to hire a painter once your build is done, then you can dictate colors, finishes, ect. And that painter can advise you on what to use.

Couple thoughts...

I plan to start the repainting process on my 2 years old home that was painted with Promar in "error." It really is substandard.

That said, I think I will be using Cashmere. It's totally different.

Pearl is a good sheen for a bathroom.

I have low lustre on my walls. It actually is washable, even in Promar. So I would hope the Cashmere would be as durable if not more so.

Thanks! I guess I'm headed back to Sherwin Williams to talk to the paint pro, but it sounds like flat or low lustre for main areas and pearl for bathroom would be good.

ProMar200 Zero is decent paint. I painted my house with the Eggshell (supposed to be Satin?) sheen over Level 5 smooth walls and love the look. This was a remodeled house with all new gypsum board.

I have little kids that literally bounce off the walls and the paint is holding up well and touches up very well. The walls have seen dirty little fingers, pencil marks, a bit of blood from nosebleeds, impacts from flying toys,... you name it. It is certainly not top-of-the-line, of course. Cashmere is better quality than ProMar.

I would personally do low lustre or pearl everywhere, but that's only assuming your drywaller leaves a perfect substrate. I'm not a fan of "flat" walls. Some SW products have less sheen than stated, but Cashmere is actually higher in sheen. Paint a 2'x2' sample on your wall before committing to a sheen.
