Practices differ from place to place.

I started with renos and switched to new builds when a friend who had built many houses explained how much easier it was.

The biggest difference as far as staging supplies and labour is that a much longer lead time is needed on a new build. I order windows and exterior doors, cabinetry and trusses at least two-three months in advance.

Also, rather than you and your husband running a delivery service, spend your time supervising, pricing, co-ordinating and choosing. Be prepared to make "executive decisions" when something goes awry, as it inevitably does.

To keep everything in order, I start files for every trade and supplier I'm dealing with--usually around 32!

Then, I keep in touch with them. Just a quick call to let them know where you are in the build and when they will be needed. It's a constantly shifting game!

Also, be sure of the chain of command so that never do the trades get differing instructions from you and your husband. Put it in writing!

Given the situation you find yourself in, I think I'd pray. Sorta late in the day to just be thinking about what to do and when. If your husband and his father have ever built a house, they will be the guides as to what to do, and what's needed next week.

Meanwhile, start building a spreadsheet of everything you can think of, the finish for each, the source and the price.

Are you familiar with CSI or Masterspec specifications for residential work? Those outlines should help you put together your spread sheet.

And as Worthy suggests, keep written notes and back-up for everything.

Virgil, I should have specified that my husband and father in law have built several houses, but those were for other people. This is the first time they will build a house for me. So, because I have hired subs for a bunch of remodels, I know roughly what kind of materials and decisions are needed and when, but I've never worked with a construction loan before. And I've never done new construction.

In addition to my family members, we will also employ a general contractor. But all of these men will look to me for things like floor finishes, materials, etc. So my question was in the spirit of "how can I make the best use of this time" before closing on the loan and commencing construction so I don't hold everybody up.

I have a long list of things I've already chosen, and I have all the items for my kitchen already purchased and in storage, for example. I was just wondering where construction tends to stall due to indecision/unpreparedness of the part of the owner, in the hopes that I might confront those areas before they become a problem.

Like I said in the opening post, I've done several projects and all have come in under budget and most have finished on time. But there are horror stories with new construction, and I am aware that I may have to change the way I normally operate to keep everyone happy.
