Advice on Material/Finshes for Guest Bath Reno
Comments (8)Thanks Lotteryticket. I was thinking the same thing re the height of the wall tile, I will likely go a bit lower, probably to the bottom of the mirror. My other concern (besides it being too busy) about using the subway tile on the shower walls is that it is a light brown colour (called chocolate) and it might make the bathroom too dark, that is why I was thinking the lighter, larger format tiles on the shower walls. Maybe if I'm not going too high up the walls though I won't mind using it in the shower. I could paint a lighter colour above the tiles on the walls. My contractor (who I've worked with before and trust) is advising I use a shower pan because I don't want the smaller format tiles on the floor of the shower....See MoreOur minor bath reno moved to the top of the list - help?
Comments (3)I laid 2" hex tile as my first tiling job - very easy. Comes in sheets, small tiles are easy to cut; there's less wastage and the layout isn't as finicky as it is with big tiles. Stacyneil has a post on this forum linked below, a very beautiful, traditional inspiration of a bath remodel, all DIY, and they did radiant floor heating, she explains how it's done. If you have any outside walls, now would be a good time to insulate them, ditto a cold ceiling or floor. You can put tile niches with shelves on either side of the shower plumbing. Your tub doesn't look as though it has a lip? flange? that goes up under the tile which might make water-proofing the walls for a shower tricky. That ex-window - you could build some decent storage there - can you take it all the way to the floor? A pedestal or console sink would look great with the limited floor space - a console giving more deck space and rails to hang towels on. And then you'd have exposed floor to be radiant. Is that off-white plastic grill next to the former window an exhaust fan? Here is a link that might be useful: Stacy's bath that I am in love with...See Moremet with realtor tonight
Comments (6)We have interviewed 2 realtors. The 1st told us our house in under priced. We've been trying to sale it ourself for 2 months. Shown it 24 times but no offers. We've had great feedback so I'm not sure why we haven't sold. My question is if my house is so under priced-why hasn't someone snatched it up? I am skeptical of this realtor because I think she is trying to "blow smoke" to get our business and when it doesn't sell in a few months she'll suggest lowering the price thus wasting our time. The 2nd said our price was on the upper side of what he thinks we should be asking but he thinks it could happen. I more appreciate and believe he is being realistic. Now my DH and I are at odds over who to go with. I think he's seeing $$$$. This is stressful! Good luck with your decision. I'd say go with your gut feeling! Now I need to get DH to be realistic! Comments (25)Duece Lee - have you made any moves toward doing FSBO? I too am considering this and started a similar thread. Since posting I have found a local lawyer which will likely cost $1000 or less. I also plan to bring two agents by my house, get their opinions, etc. Plus I may need them if FSBO doesn't work out. I tried taking some pics of my home and they look terrible. I'm going to use another camera and throw them in Photoshop if things don't improve. Anyway, best of luck....See Morearcy_gw
