SOS! Plumbing Budget - typical $$ allotment for fixtures and install?

Comments (6)Allotments or allowances are the easiest way for a GC to bid a job within the homeowners described budget and then later when the homeowner chooses materials that exceed the allowance, the homeowner has to open up the purse or wallet to make the purchase. Boom. There goes the budget. Cost overruns galore. So you're doing the right thing by shopping now. Find out if the allowance is realistic based on your needs (how many fixtures you need) and taste (low cost or high cost). And if your contract is somewhat ambiguous, do find out if the allowance is just for the fixtures themselves, or the fixtures plus installation labor. And you also have to define "fixtures" since your inclusion of the flooring comment threw me off a bit. Does your GC include flooring costs inside the "fixture allowance"? I ask since you mentioned "no laminate flooring". And taking that further, does that include things like tile as well? I'd get nit-picky with the GC to find out what exactly is covered by the $5000 allowance: -Plumbing fixtures: tub, sinks, toilets, faucets, shower valves, shower valve trim kits, shower heads and installation costs? -Flooring costs: subfloor prep, underlayment, finish flooring and labor? -Finish surfaces: tile prep, underlayment, tile, and labor? -Lighting fixtures: switches, dimmers, timers, and actual lighting fixtures (ceiling, shower lights, and wall sconces) and installation? -Ventilation: Fan switches, timers, ventilation fan, duct, and installation labor? -Knick-knacks: towel bars, mirrors, etc. In my realm of construction, a bathroom "fixture budget" is simply for the plumbing fixtures. Toilet, sinks, faucets, tub, shower stuff, etc. Your comment about flooring is what threw me off. So definitely have a conversation and makes sure you're doing an apples-to-apples comparison and not eggs-to-bacon. But yes, you need to go shopping and find out if your $5000 allowance can cover what you like. It's time to become very aware and very involved. Sorry if I want overboard with the alarm for caution. Comments (24)glad to hear i am not the only one! my lessons learned so far: -i was not educated on what things cost. my kitchen is coming in over budget because my initial guess was not at all realistic -my tastes improved since discovering GW. you may want to log off right now if you want to save $$$. also discontinue all shelter mag subscriptions and for extra caution cancel internet service provider plan completely. -i did do one thing right that has mitigated some of the overrun. i was told DO NOT BUY ANYTHING YET, PLAN FIRST. i started a running EXCEL spreadsheet and had it auto sum at the bottom. crap, i was over budget on day 1! i found missing items i had no idea i needed and had to add them to the spreadsheet. hello, do i really need new duct work to support the CFM rating of required fan to support the fab new gas range? do i really need to pay labor fees to patch the hole in the floor and ceiling when they pull out the old flue? damn, it costs how much??? you get the idea.... -KEY LEARNING: DO NOT BUY ANYTHING YET until you really get a good, solid budget in your spreadsheet. it should include: cabinets, countertops, flooring, demo, sheetrock, insulation, GC fee's, electrical, plumbing, asbestos removal, permit fees, appliances, vent hood, lighting, sink, faucet, disposal, knobs for cabinets, backsplash tiles and labor, misc fees, dump fees, rental costs for tools, glass for cabinets, porta poti rentals, job site cleanup costs, protection costs to keep areas clean....it forces you to do the research and consider the tradeoffs before you start spending. if you really want the fab range, might have to get the non-euro sears special dishwasher. or buy used on craigslist. or defer some things. plug in those adjustments in the spreadsheet and continue until you have a budget that you can live with. as i got educated on what my project was going to cost i was able to narrow down which were the gotta haves (30" AG wolf range) vs. the really wants but sorry, cannot afford (filtered water at the sink) -plan for the un-anticipated costs. add a row to the bottom of your auto sum total in your spreadsheet called unanticipated costs and put in a formula to add 15%. have not started demo yet but already need to spend $4200 on a tankless high efficiency water heater to resolve a flue issue running through the kitchen and ~$1500 more to comply with the new lead abatement law. oiy vey... hope this helps! babushka...See Moreallotments
Comments (30)jn3344 I have it in a spreadsheet similar to how you gave the example with the required material quantity and cost / sqft by application, then a separate line for installation costs. I'm over on flooring by about 10K I think. amberm145 It was only an example. The specified double oven, microwave, cooktop, hood and dishwasher are Frigidaire Gallery. I will have to pay an upgrade cost to go higher than that. I won't finance this upgrade but pay cash. I'd rather put my money into windows and flooring because appliances are easier to replace. Comments (5)The plumbers are doing what they can without the framing being changed. Joseph is right that you don't want plumbers cutting (butchering) wood, so if you want this done right you need to stop work until you can get a carpenter in who can accommodate what you want. This should have been thought out before, especially if you have an architect working with you. I will also point out that you've got white PVC running horizontally and it looks like the joists have been compromised: one is completely cut away and the holes through the other two may have holes that exceed what the building code allows. Notching and boring But I can't tell for sure about the holes because of the angle. In any case, if you are going to have tile on that wall, you want to insure sturdy framing as flexing can compromise the installation....See Moregeoffrey_b
