Can you can you post a photo that includes more of the area around the kitchen/nook/utility so we can see how this area relates to the rest of the house?

It would be nice to have more space downstairs but it will have to stay- the upstairs configuration doesn't really work. Also, our friends had a leak in their 2nd story laundry room and it was a huge cost to repair- both floors I'm a little shy on the idea now!

The work surface space in this kitchen appears really limited. A corner sink is also a limit on access. To try and integrate a 54" range...I don't think it works. If one or multiple cooks are preparing multiple things enough for that size range...the other prep areas to support that aren't there. This kitchen as setup is small, even with a 30" range. And the exhaust hood is generally wider than the range...so 60".

I kind of like the corner sink, with the windows, but I agree with dan about the range size, and with wilson, about the angles. If you don't want to demo the angles completely, here's a different arrangement for shallow pantries, which makes the DR a few steps closer. There is no seating at the island, but two rows of cabinets--standard base cabs with 12" deep cabinets on the back. Dishes can be stored in drawers on the end of the island facing the DW--the drawers could be 24" or 36" wide.

That was my first thought. To demo out the angles. Sorry if I offend anyone but to me angles usually are added by builders when they are trying to make the house look interesting.

I wouldn't mind getting rid of angles. I'm not a huge fan of the corner sink and the closet to left of fridge. Unfortunately the closet corner is load bearing and I'm not willing to get into that. I may be able to take about a foot off the closet. It would still b angl d in hall but the fridge could maybe scoot over.

I had considered moving sink to left if I can center it under the window there- that would help the counter run from stove. The windows are 46" or 52" including trim. I just didn't know if that would look weird or be too tight for standing at sink.

Would it be possible to extend a beam to a support post in the DR wall (the area outlined in red), or under the beam, in the same plane as the front of the fridge?

Just so you know, "windows centered on a window" or "under a window" are hold overs from an era gone by when all dishes were washed by hand - b/f automatic DWs.

Back then, much more time was spent in the Cleanup Zone than today. Today:

• 70% or more of the time & work spent in the Kitchen is spent preparing a meal or snack - "prepping" [Prep Zone]
• 20% or less is spent cleaning up - and that includes not just sink work (hand washing a few items), but also non-sink work such as loading the DW (if you don't pre-rinse your dishes - and you shouldn't be), unloading the DW, clearing the counters & table, wiping down the counters & table, and sweeping up at the end of the day. [Cleanup Zone]
• 10% is spent cooking - stirring, adding ingredients, watching food cook [Cooking Zone]

Based on the above, it makes the most sense to have the Prep Zone in the best spot - whether for the view or for visiting, whichever you prefer - not the Cleanup Zone. When the most logical place for the Prep Zone is next to the cleanup sink, then it might make some sense to put the sink under the window, but I'd rather have the workspace under the window than the sink - unless you can align the sink with one side of the window and have the workspace under the window as well. I would definitely not sacrifice functionality just to have a window above the cleanup sink!

Another consideration is that with all the window space and the relatively small size of your Kitchen, a 54" range (or 55") is going to not only overwhelm the space, but it will look out of place - at least in my opinion. (All the angled walls limit your usable space, so in effect, you have a relatively small Kitchen.) I strongly recommend reducing your range to a 39" wide Lacanche. That's an ample size for even the most avid cook!

Other comments:

If you move the W/D out of the garage entry, I would create a Mudroom and, possibly, overflow pantry (or the only pantry - see next comment). Without a connection to the DR, there's no point to creating a "butler's pantry" there - it will seem like you plopped it down there just b/c you wanted one, not b/c it made functional sense.

Why are you not willing to "get into that"? Cost? If so, you could use the $$$$ you save by going with a 39" range instead of a 55"! Move the Pantry to the Mudroom area - it makes just as much sense there b/c it's where groceries will be coming into the home (from the garage) and it's still easily accessed from the Kitchen. Then, eliminate that closet altogether and expand the Kitchen in that direction.

I've gone back and forth the on range size. Even with the larger range I'm gaining counter space after the removal of the oven and cooktop, albeit not too much! Currently, I do all my prep on the island corner to right of the cooktop, it's my natural landing place and it's just large enough for my cutting board; I'll be so happy when the cook top is gone! I believe I will continue to do most all prep on the island. The Cluny 1400 is sizable but to me it's less obtrusive than the oven/micro cabinet. I'll do some drawings with a couple differenct ranges.

Thanks for your butlers pantry observation; I agree. I just would like it to match well with the kitchen since it is viewed form there. It would be great pantry, appliance, seldom used cookware and dish storage. The washer and dryer won't be visible and I also have access to a good sized storage area under the stairs.

We will be adding a beam between the stairwell and the dining/living corner in order to remove a Greek column in the dining room that prevents me from using my table leaves. It is a pretty simple fix, hardly any demo. I just don't think the payoff for me would justify the $ and extensive demo needed to add a beam for closet removal; it just doesn't make my heart pitter patter:)

I know I have a smaller kitchen than some. I'll continue to ponder the range size.
