Please help with Powder Room and Elevator Shaft Placement

Hello all - finally close to being finalized with our plans. Thanks for all the feedback on my previous posts. My MIL will possibly be moving in with us and to "future proof" the house, i am considering putting in an elevator. Any thoughts on where we could put it?

The architect is recommending putting it where the powder room is currently; and moving the powder room to the Guest Room closet. I've seen having the powder room off the kitchen frowned upon for good reason on here.

Do you easily see a spot for it? I'd ideally like it in the same general area as the powder room, but i can't seem to make it fit. I would like to go back to him with some ideas. He is thinking through it tonight also.

Attached are various plans to show what will be impacted based on where you recommend placing it.

That makes a lot of sense. You have a couple of options. You could just plan for it and not install it. Or, you could go ahead, bite the bullet and install it. You will lose the open loft area, but I think you may have already lost it.

I don't think it would be strange to move the powder room it to the guest suite closet. But, what I see as a better arrangement is to rework the entire ground floor master suite layout. Move the master suite bath to the current closet area. This way all of the plumbing from the upstairs master is right above the plumbing for the ground floor master suite and powder room. It would result in a cost savings if you could align the stacks, drains and supplies in one area. Instead of spreading them out as is shown currently.

Wherever you decide to put it, you may want to increase the door sizes to a minimum 32 inch and preferable 36 inch for possible wheelchair access at least for the rooms she will be using. It is relatively cheap to do it now. We are going with 36 inch throughout the house along with curbless showers.

Hi GreenDesigns and Renovator8 Thanks for your input. Sorry to mislead you, Renovator8 with the title. At this point we can only make a few changes to the house (i.e. move the odd wall)as we are about 90% finished the framing stage. Although a bump out addition to accommodate the entrance would be considered, or even a porch if that would help. We have to work with the split entry, raised bungalow that we are adding on to. These kinds of entrance ways come with the design of the house I am afraid. GreenDesign, my option 2 does involve increasing the sqare footage of the entranceway by increasing the width by two feet (the new space would be taken from a study beside and part of a garage below since it is a storey and a half). I would love to add on to the entrance way more through a bump out, but I think my options are limited. At present when the concrete stairs are added back on, the man door to the garage comes quite close to the start of the stairs. Therefore if we bumped out the entranceway, we would not be able to get in the man door which our family will use everyday since the mudroom will be from the garage entrance. Our lot is an irregular shape, it's 35' at the front and 61' at the back. We wanted a big garage and smaller house, so it's perfect for us. We had to go discretionary as well due to the oversized garage and the height of the house. The previous house was already torn down, so we don't have to deal with demo. Although DH has nightmares that they just pushed the house into the basement and covered it up with dirt. We won't know for sure until we get a building permit and start digging. I assume your neighbours are the old bungalows? Is it a street with lots of previous infills already? We were only over height because the last 3 bungalows on the whole street are next to us. If any one of them get torn down and replaced with 2 2 stories, we'd be contextual on the height. So we argued that the city could let us build, or we could wait and let the neighbours continue to live with an empty lot that people are using to dump garbage. So you could argue that as the older homes are replaced, the neighbours will want to build closer to the street in order to maximize living space and still have a back yard? It might be harder if you're the first infill. We almost bought another house in Renfrew that would have been the first infill on the whole block (so even on the other side of the alley.) I imagine that would have been harder than where we are, where the neighbours are all either used to the construction, or newbies themselves. So glad that seller was greedy and wouldn't take our offer. We got DP approval last week, pending some minor fixes to the drawings. Our architect didn't write "fireplace" on the bump out on the street view elevation drawing. So we have to get that fixed, and print out another 8 sets of drawings. Whee. I'm still here! Had a busy afternoon yesterday and poor internet access last night. Here is the house we are mostly building. http://www.connorbuilding.com/HomeDisplay.aspx?HomeID=89 We are not using their kit and the room dimensions are somewhat different. The laundry/mudroom has had a major reworking but is in the same spot and will be the family entrance. There is no door from the mudroom/bathroom hallway to the kitchen, just an opening, and the opening from kitchen to dining room is about three and a half feet wide. Here is our current refrigeration/freezer situation. We have a medium size hand me down fridge in the house. It has one gallon of milk in it, we don't drink much soda and drink water from the tap. We have a fridge in the garage (not attached to the house) that has the back up milk and any other overflow. We currently have one freezer in the basement (with only outside access) and one in the garage (we raise our own meat so sometimes there is a lot of it). So, accessing the basement for the fridge and freezer without going outside will seem like a luxury and I have a good bit of child labor. I was figuring we'd end up with a 25 cu ft fridge in the new kitchen. I'm starting to think the pie safe will have to find a different spot in the house. I am super hesitant to lose my wall of windows above the sink, but I'm willing to think about it. rhome I will try to send an e-mail to you today. Thank you for all your thoughts and energy! The view is the bay window! Plant some lilacs outside...what's not to like? :) Seriously, a little 'side garden/courtyard' look would be really pretty. A few flowering shrubs, some fall color, maybe a smaller lilac (love lilacs and they're purple!) The window seat picture is for the youngest girl's bedroom in front. That's supposed to look like your triple window over the garage. Maybe cabinets on both sides? Also, this is more decor than building....but if you aren't going to have windows above the bed...what about fairy lights that are also flowers, during the day? I would do some of these in MY room, but I don't think my husband would be a fan. LOL Maybe in our sunroom?

What about putting the shaft inside the garage, in the lower LH corner, with the doors opening into the house? Then it would be opening into the basement workout room, main floor library, and 2nd floor loft.

homechef - thanks for your thoughts. i really didn't want to loose the loft, but you may be right :( i looked at the plans and i think the architect aligned the first floor and basement plumbing so he got 2 out of 3 aligned. with your recommendation; it will be 2 out of 3 with the first floor and top floor aligned. will probably require modifying one of the other floors also to align it all. definitely something i'll look into especially if it saves cost.

robertnp - good feedback. passed it along to the architect. I didn't even know that till last night. always learning. thanks!
