Air conditioning question

We recently moved into an apartment that we were told was sound proof. We have found this not to be true. The tenant below us air conditioner goes on every 7 to 8 minutes and shuts off after 4 to 5 minutes all day and all night making it next to impossible to sleep because we can hear it turn on continued with a humming noise coming up through our bedroom wall and when it shuts off we hear a loud bang. We have talked to the management office who in turn supposedly checked out the unit by a maintenance person who really does not know anything about air conditioning who in turn stated the unit was fine. We even begged for them to call out a professional which they ignored that request because from what we researched this is not normal. We do not know how this tenant has her thermostat set but she does not seem to care that how ever she has it set at is keeping up her neighbors. Other than short cycling, which the maintenance person claimed it was not doing could someone advise what this tenant is doing to cause the ac to go on and off too frequently? We are ready to lose it from lack of sleep. Thank you in advance.

Unit could be oversized. There are some thermostats that can control the cycles/hr. that would reduce the cycles but do nothing about the noise. It could be you are overly sensitive to noise or types of noise. Short of earplugs, I really doubt there is much you can do other than threaten to break lease and move. Have you discussed this issue with your neighbor? Obviously the noise is not a problem for them. You could also ask your landlord for permission to have an HVAC pro out to take a look. That of course would be on your dime. Is another apt available that you could move into?

You could offer to buy and 'loan' them a quieter, properly sized new window air-conditioner. I know this would be expensive but what's your peace of mind worth?

There might not be a huge difference in price between this and paying for a service call to look at their unit only to be told, "It's OK".

You might 'incentivize' them by telling them it's not only quieter but also more energy efficient and will cost them less to run.

If you choose this route, just have them sign a document that mentions the make/model/serial number - and that it's YOURS!

There is NO Cadillac in HVAC. Several companies would like you to believe they make superior equipment, but with every manufacturer, the equipment is basically the same, using the same components made by the same suppliers. They may have an OEM number to make substitution difficult, but this is the extent of marketing. KISS always. A furnace is only 1/2 of the system, Cooling is equally as important as heating. Heavy advertising means less quality in manufacturing. It does not equate to quality. Quality costs money, and when advertising is higher, the quality drops. This is the American business model.

Hi Tigerdunes and all I had the four Installers here on Friday and at the moment only 1 has given me a firm quote with the details of the equipment that will be supplied I had not mentioned in my conversations with you before that the space for the air handler is restricted. The existing air handler is 45 1/4" (H) x 20 3/4" (D) x 16 3/4" (W). The total height from the plinth that the handler sits on to ceiling is only 48 1/4". 1 installer has suggested: 2 ton 15.5 seer Ruud RA1624 paired with the RHALFR24P air handler at a cost of $3906. This includes: A new digital Thermostat 10 year warranty on Parts 2 year labor warranty and FPL & MFG rebates Of the other Installers one has suggested a Rheem 2 ton system at a cost of $4396 and the other Installer 2 Daikin systems A basic 2.5 ton 16 seer straight cool with Digital thermostat costing $5482 and a Superior 2.5 ton 16 seer straight cool with digital thermostat costing $6422 I'm led to believe that these are Goodman units, is that correct. your thoughts on the prices and alternative systems would be appreciated kind regards Keith

My warrantee expired several years ago. I am the second owner of this house and the previous owner bought the heat pump and the warrantee was still in effect. We just kept the semi-annual service because we didn't think it was unusual. They do check the filter, current draws of various motors, and clean the drain line. I think the service they do is OK but they seem to want to sell something almost every time. I always say that I'll think about it. I have replaced the outside fan motor when the bearings failed and one or another condensers, because I can buy them for a lot less than they charge. Now I am 86 years old and those days are over.
