Rethinking building to buy old 1940s Colonial (link to tour)

We were planning to build our custom designed farmhouse/craftsman style home on 20 acres that are being subdivided, 5-7 minutes from town/school/groceries. We have completed plans and bids but have encountered 9 months (and going) of delays on the subdivision of the land so we do not yet own the land. We have already sold our home and are renting.

We have had our eye on a mid-century home right in town (walking distance to kids' school) set back on a private drive offering the privacy we were seeking with the semi-rural build on 20 acres. It's been on the market for nearly 1 year and seems to be priced a bit above market currently which is likely why it's been on for so long. It's unique in that there aren't many older historic homes in our area that boomed in the late 70s/80s and most homes are from that era or brand new construction in developments which we aren't interested in. We walked through a few weeks ago and really feel in love but we just aren't sure it makes sense since we'd still need to re-do bathrooms for double vanities/storage etc. and we'd like a tub in the master bathroom and additional storage there as well. Closets are small throughout but we could deal with that. Biggest problem from our perspective is the kitchen - it's renovated and gorgeous but not our style and lacks an eat-in area, storage, pantry etc. We'd likely wish to combine the current kitchen and family room into 1 large kitchen space.

We've had and loved an old house before but just outgrew it - this one seems big enough at 4000+ sq ft. and we could potentially finish the basement for additional kids play space/storage. We are a young family with 3 kids (ages 9, 7 and 4yrs) The pool and poolhouse are amazing and such an added bonus that would not be in the plans/budget with the new construction. Any advice or issues we may be overlooking would be greatly appreciated!
