As for the stone on the tanning ledge I am a little worried about it holding up in Salt Water that is why I was thinking about using a Sand color plaster for the tanning ledge and the Mediterranean color for the rest of the pool. Our PB told us that the flagstone will hold up very well since it will always be submerged. He informed us that the reason flagstone erodes is due to the water evaporating and leaving the Salt on the exposed flagstone on coping and decks? I am not sure about the heater yet the inspector has not come so i am not sure if it will pass. I will let you know what they say. what where the restrictions?

We are about to use Luna quartz Aruba on our pool. Were you able to see the finish on another pool before you chose that color. I love your pictures but it is so hard to tell the true color due to the different computers. Would you describe the color as more blue, or green. Of those choice Marvin Essentials all day. I would not use Quaker or Pella even on my dog house. I would look at Don Young Aluminum as they are a solid window with a good reputation in the Tx marketplace.

Cost/SF is a simple, but dangerous metric for estimating construction costs because it's affected by so many variables: the size, architectural style, exterior materials, site-specific costs for clearing, grading, excavation, driveway, utilities, landscaping, etc., the particular construction materials and methods, the fixtures, finishes and amenities. Consider too, that the costs for unfinished spaces like garages, patios, decks and porches is included in the numerator of the cost/SF metric, but their areas aren't in the denominator. What is particularly dangerous is using a cost/SF metric for homes of dissimilar size. A 4,000 SF home might calculate out to $200/SF, but a smaller home built with the same materials and quality level might be $300/SF or more. Proceed with caution.
