This is really a delightful rose. A friend of mine grows it here, in cool foggy weather, and it does just fine, and HERS seems to bloom quite a lot. Heirloom sells bands of it- I've seen it growing in their garden. Also, the "myrrh" fragrance in this rose, in my opinion, is really nice, as opposed of some of the David Austin "myrrh" roses which smell awful (to me).

And I'd wait to plant it out until early fall, thereby allowing it to develop a more substanial root system before it faces the cold, cruel world :-)) Potting up into a slightly larger container (like a standard nursery 1 gallon pot) and gradually transitioning it to a sheltered position outdoors as the temperatures warm would be in order also.

Thanks -- great advice all. Pretty much unanimous that painting is a must. No Soccer Mom - you ask good questions! This is a crazy area--it took me a while to get used to the real estate prices. Not particularly hot at the moment, just high cost of living here. This isn't even a house--it's just a 2 bedroom, 1200 sq ft condo! Some people do buy these things and rent them out but I don't want to be a landlady. They get about $1700 a month in rent. I feel like a lot of my neighbors are young families with a small child with some single people thrown in. This town is known for a good school system. I guess you could say it would attract people who don't really have the time or inclination to start doing a bunch of repairs--you could probably say that about condos in general. So.. I see your point--don't want people to walk in and start mentally calculating all the work they'd have to do. Three Pink Trees--Yes! I think that's probably more accurate. It's easy when you're walking through a house to reject it right away based on whatever personal preferences.. I've done that in even just a few minutes. But the house we did end up buying, we made a couple of trips and spent a while in there each time, with hubby looking carefully in the basement, etc. Once I get it cleaned up a bit I'm going to ask you guys your opinions of the kitchen, which is also early 90's builder grade. Too embarrassed to show it to you guys now. Wish I could personally thank every member of Garden Web because you guys are so helpful and I've learned so much at every step of the buying/renovating/selling process from you guys.

Six months is the standard. Personally I would not be willing to do anything less since I spend a lot on advertising and time upfront getting virtual tours going. BUT if someone was unhappy with me or visaversa you can ask to be released. If you have valid reasons most agents will let you without any hassle some will require you to reimburse them for ads but that is not the norm. If the six months goes by and you don't sell- you owe them nothing unless you sell it after to someone who they showed it to while listed (depends on your contract.) Honestly people compain about real estate agents but what other profession ONLY gets paid based on results. If I only paid my doctor when he cured me or healed me I would have saved a lot of money or only paid my mechanic when my car was fixed to my satisfaction I would be thrilled. A good agent works hard and is worth their money.
