Everyone who loses power/heat/water feels their situation is urgent, but the truth of it is we all have to wait in line and sometimes do without for a bit, even landlords in our own homes. Blizzards, power failures, ice storms, mechanical failure, poor installs. Stuff happens. You need to pay very close attention to the words in your quote above, each one counts in a situation like this. It doesn't say a landlord "must", but rather "should" provide an initial condition of premises report. If that's not done, then they must show by 'clear and convincing evidence' the damage done. That's not a big hurdle. He could easily supply that via the original receipt for the carpeting purchase order, along with the dated estimate which would show the room dimensions and square yardage calculations, and if he's like me, many date/time stamped photos taken before new tenants move in. I am cleaning my carpets this morning. Do I have Company coming? Noooo! I just want Denver to have shiny new floors and carpets so he can make them dirty all over again. Am I addicted or what. If that does not convince you how's this. Hubby and I have 11 weeks combined vacation time. Exotic vacation coming up? Nooooo!!! We will take them seperate so we can take turns being home with Denver. Oh we are going to take a week or two to go to our local Island area with beaches galore, BUT only if the Motel allows dogs.LOL I can not wait to hear all of your stories on this subject.LOL

Thanks, cyfree and lucy. I am considering Dri-Core, although it is going to add a lot of time and cost to the project. Our problem really isn't water or even high humidity - the flood was caused by both our sump pumps going out before a major storm. - the main thing is I want a warmer basement. I talked to a carpenter today - we need to remove the baseboards and carpet, alter a couple doors, put the Dri-core down, and then we can install new carpeting. I might as well repaint too. Dri-core is supposed to raise the temp by about 6 degrees.

Good evening. A quick thought popped in my head regarding carpeting and I thought maybe you would be good people to answer this. We are torn between Karastan SmartStrand and a Shaw Nylon type carpeting for our home. Both make stain resistance claims, but we aren't sure what to believe. As professional carpet cleaners, what is your experience regarding stain removal from these carpet types? If you were to carpet your home, which one would you choose? Thanks!
