I'm in the process of using restore-a deck on my Ipe deck which is a couple years old. It seems to work very well to bring off dirt and grime as well as the old stain or treatment. A pressure washer is a must. Good Ipe can take it without 'feathering' and it's much faster. I'm staying with Aussie Timber Oil (cabot) in a natural color. The deck is gorgeous.

I'm no expert but that looks to be a solid color stain. The wood is showing it's age and I wouldn't attempt to paint it since all those cracks are just going to inhale the paint. Plus, it'll be difficult to coat all the crevices with paint and it just won't look nice once you're finished...IMO. I suggest you go to a lumber yard or a storefront that specializes in decking material, show them the photo above and explain what you're needing. If they don't carry deck stains, then for good advice on what to use in prepping and staining the deck go to your local paint store.....Benjamin Moore, Sherwin Williams, etc. BTW, when I said 'go to a lumber yard', I am not referring to the big box stores.........I mean a true lumber yard. Sherwin Wms best exterior latex paint (Duration) doesn't need primer. Its very expensive tho. And you can't use it over loose paint. But I can attest that one coat looks great for several years on porch railings and posts, including the ones that I didn't scrape well enough for dh and he is going to do over when everything else is done. I don't know about the floor though, haven't redone the floors yet. Sometimes SW has sales. I have a discount card they gave my business 50 of to give out. I'd be glad to send you one but I really don't know how much of a discount it gets you (or if its honored outside of my area - I think it is for the whole country cuz it came from out of state and they mispelled the business name). Maybe it will look ok after power washing. If it looks clean that goes a long way, even if its not looking perfect. I don't know anything about stain. I've never used stain. It could be the best option. Hopefully others will weigh in. Good luck Kathy

Imron. It's an automotive polyurethane based paint. Not cheap, but about the most durable out there. As far as the labor, that's a tough one. The deck would have been better painted before installed. Painting it in place isn't going to give you the best results. It's too hard to tent it off and keep the bugs and dirt out. But, a couple of thousand in labor to account for the difficulty, plus a 40% upcharge for location headaches. So, about 5-8K, materials and labor. Here is a link that might be useful: Imron Coatings
