I came here planning to post a question about the minimum possible size for a powder room, and found this thread! I hope you don't mind me horning in, peace_rose. We are planning to remodel an awkward space - rear entry, cabinets, counter with sink, small room with toilet only (no sink). We are gutting it, and planning to block off windows if necessary. We'd like it to be a mudroom with a powder room. I've been tearing my hair out trying to come up with a configuration that will work, with no success. I paid an architect to come in for an hour and give me some ideas. He told me that the minimum sizes for a powder room were either 4' x 5' or 3' x 6'. (This is not code, but just his idea of what would be workable and attractive.) So what you are planning should be fine, peace_rose. I am hoping to squeeze the space down somehow to make it easier to figure out the space. Has anyone done a powder room smaller than the dimensions I gave? If so, how did you do it?

Standard size???? Is there such a thing as a standard size for pedestal sinks or any other sink for that matter? Not as far as I'm concerned. Sink choices should be made on the basis of available space, site conditions and expected usage. Examples: Sometimes the only sink that will give functionality is a corner sink due to room layout and door location. If a bathroom is going to be used heavily by young children, then a larger sink that is easy to clean might be chosen over a fancier, more difficult sink to clean that might be chosen for a powder room used by the occasional guest. In other words, go to the various stores that sell plumbing fixtures and pick something you like. Take a tape measure with you and check the dimensions against your available space. To me, it's all about a trade-off between form and functionality.

Jo- I am not a realtor, but my question would be...do you have a basement? If so, is it finished and can you have more bedrooms down there? My mom had a 3 bedroom, 1 bath, no basement home and we had a hard time selling it...back when the market was great! People with kids, want a family room/play area and were not happy that there was no basement. Older couples didn't like the single hall bathroom. We finally sold it, only because someone had to live in that particular area for work, and there was a limited availability. The rest of the house was nice, large living room with working fireplace, nice kitchen, dining area, large laundry/mud room and a huge garage. The small bath was our biggest obstacle. If you don't have a big basement, chances are that 3 bedrooms 1 bathroom is NOT going to appeal much to a growing family. An older couple or couple with no children, will like the guest room/office possibilities of the second bedroom...and really like the second bath. As mn-houses suggests, research what's popular in your area. However, I would think about updating your home and making it 2 bedroom 2 bath, if that's what YOU want and you think it will sell well (if/when the market ever bounces back). I know most new homes have at least two bathrooms and that's what I would want in my home :)

Do you have another bathtub in the house...for bathing kids? Unless you or your spouse enjoy baths...maybe eliminate the tub in the MBA? I am glad I have a linen closet in my MBA. I agree with eliminating the reach-in closets and adding windows. Also think about how you dress; a walk-in closet can hold all the things people used to store in dressers. (You really don't *need* a window in a closet, although Mark gave it one.) I agree with him about losing the (dated) double doors -- and creating an entry, rather than plopping right into the living room. If you'll eat at the kitchen island a lot, consider seating that's not all-in-a-row. It makes conversation difficult.
