Growing Oyster Leaf - Help! Starting Seeds?

Has anyone grown Oyster Leaf from seeds before? The only thing I was able to find online was confusing. I found this blurb on a couple of different web sites and it's the only thing I've been able to find on starting them from seed:

This plant is a cold-germinator.

The sowing must be kept cold for a
period of some weeks (refrigerator) or you sow them in very early spring or
autumn.

Mix the seeds with damp sand in a plastic bag. The sowing must be kept
warm (about 20°C / 64 to 72°F and moist for the first 2-4 weeks.

After this
period place it in your refrigerator at a temperature of 5°C (between 25 and
39°F) for 5 to 6 weeks.

After that take the bag out and keep it at room
temperature. Check for sprouted seed regularly.

I'm confused on what to do.

1) Mix the seeds with sand in a bag and keep them warm for 2-4 weeks. Is something supposed to happen then? Like seeds germinating? Or is that just to get them ready for germination? Could I just soak the seeds in water for a day or two instead? What is a month in damp sand going to accomplish??!?

2) Place in the refrigerator for 5-6 weeks. What am I putting in the 'fridge? The bag with sand in it? Or do I plant the seeds in soil and put that in the 'fridge?

3) After that take the bag out and keep at room temperature and check for sprouted seeds. That sort of answers my question in #2, but at this point shouldn't just plant the seeds in actual soil (indoors) and wait for germination?

Any tips or guidance would be greatly appreciated!
