Something old, something new--kitchen reveal
In gratitude for all the amazing help I have received on this forum, here is my kitchen reveal.

We annexed the adjoining laundry room so the space increased considerably. We kept the orginal to the house (1925) windows (something old) but moved the ones over the sink down so I can reach to open them and see out of them. This is one of the biggest improvements.
We kept the original Hoosier style cabinets (something blue) and had the pull out countertop re-enameled. They are painted Benjamin Moore niagra falls using the advance paint.
The rest of the cabinets are new from Barkers (something new). The countertops are 3 cm Carrara marble.
The sink is the kohler stages 45. I am very happy with this splurge. Our sink run is shallower than standard (old house) so we put the faucets on the sides. This arrangement has worked out very well and having two faucets is one of my favorite things about the new kitchen.
The original kitchen had wood flooring orginal to the house so our gc wove in new wood and refinished the floor. It's a great match.
The backsplash on the sink run is 2 cm Carrara marble slab. The backsplash on the range run is Heath ceramics tile from their seconds and overstock room at a considerable discount. The blue clock is limited edition from Heath

Comments (8)This is, and will be, my one and only reno. But I will say it hurt my heart to see our 40 year old site-built cabs being ripped out by DH who could have cared less to try to salvage as much as possible. Those cabs were in fabulous shape, despite my white paint and aged glazing technique from 1999. They had a lot of life left in them before demo, but they were laid out badly and the kitchen was too small. DH and his friend did salvage a drawer stack, doored lower, and the small floor to ceiling pantry cab. The pantry cab was picked up by the Restore guys, and I still smile every time I see the two lower cabs in the friend's kitchen as a makeshift island. I'm impressed by your DIY skills. Comments (12)We don't know their situation. In our case, we bought a house well below what we could afford because we figured we would renovate to make it our way. We saved for 5 years in order to extend/renovate. There is no issue about qualifying for the loan based on income or credit, the only roadblock we hit was the appraisal. Last year, the banks were reluctant to lend so we found one that let us go to 90% LTV to get the cash to do the work. We knew it would be worth more after it was done and be well above 20% equity since we were making it larger as well as nicer and our area supports it. We are on a 15 year mtg, so are paying down quicker. The new appraisal is ridiculous in our case. The appraiser made many factual errors as well as errors of judgement. The banks are making record profits yet lending is down 10% this year. The appraiser was sloppy and overly cautious about the value. Houses within .2 miles from our house in a less expensive direction but new and bigger just sold for $200k more than what we need from our appraisal. My neighbors' houses all sold for much higher than the value they came up with and our house is newly renovated vs. nicely updated. If I were not in the business as a real estate agent, it would have been demoralizing to think our house is worth so little. Luckily, I knew better and had access to an appraiser who agreed with me and helped coach me in the rebuttal. We could have waited another 10 years to pay cash for it, but then our kids would be almost grown and we'd have missed those years of enjoying it. I don't think we can blanket say that no one should finance work on their house. If no one does any work other than for cash, then our economy will tank even further. I have faith that the housing market will rebound in the future and we will have had the pleasure of using our house and its value will be there. Comments (61)Love it! As many other people have said, the counter tops are great, and I also like the backsplash. It's almost exactly the layout we're going to have, right down to many of the same type of cabinet in the same locations, so I'd like to ask a couple very picky questions: - What're your overall dimensions? What's the length of the counter run with the range? - I see you have the dishwasher on the right of the sink; we were thinking of the left. Any thoughts on this? Would it make any difference? - I see that your peninsula is not extra-deep -- just a standard 24" like the other cabinets? I ask because it seems that most people go deeper ... but then, we're not planning seating on that side of the peninsula. - Upper corner near the range: You have a standard cabinet, which must have a blind spot all the way to the wall, and a pull-out ... we were thinking of an easy-reach L-shaped upper in this corner. On choosing colors, the new barker cabinets only came in two whites and I went with the crisper, more true white because I like that. I painted a ridiculously large number of paint samples trying to choose colors for the original Hoosier style cabinets and the wall. I already had the Heath clock so I needed to coordinate with that. And after much dithering, and posting here, and accosting neighbors for opinions we ended up with these two blues.Nothing Left to Say

8 years agoThe breakfast nook is in a couple of pictures above. A booth would not work as the room has either a door or a window (with sills below the level of a bench) on every wall, plus some original features like the mail slot, telephone nook and corner cupboard that take up virtually all the wall space.
But we have a spacious dining room and that is where we eat our meals.
