I was so set on getting wood look tile until my friends told me to check on Luxury Vinyl, and after doing some reading here on GW, I am almost convinced to switch to LVP/LVT. BUT then I see @Season Contreras's beautiful tiles, I am not so sure again! I like the durability of the tiles and that we can drag furniture on it with no problem of scratching it or damaging it, but then I like the LVP for being warm and not so hard on foot. We are doing about 1000 sqft for kitchen plus family room and entry way, (the rest of the house is carpet for bedrooms and a loft). We have two boys and a dog, a pool right outside the family room, got a big yard with lots of dirt, boys will probably bring some of that in all the time.... Houses in my neighborhood worth about a little over a mil (not ours because we bought it a fixer), they mostly are retired so no little kids running around so they mostly use hardwood or engineered wood. We are in our 40s and plan to retire in this house and not selling anytime soon. What should I use, Wood look tiles or Luxury Vinyl? Thank you for your help!

Thanks everyone - still struggling with this. SJ thank you for the idea of the Emser tile. I like the look of the striations and the coloring that calls to mind wood. Here is a link to my inspiration - really just the first photo with the tub/shower/floor I love the artisan subway tile and simple hex shower floor. My issue is that I don't want to do a marble look because then it "fancies" it up too much and the subway won't look right. I'm also struggling with whether to use Misterio Quartz on the white shaker vanity - or this GORGEOUS iceberg calcite. I know the calcite is fancy - but damn it is SO gorgeous and comparable in price to the Quartz and I think the subway would bring it back down to earth. And everyone is telling me the master bath has to be WOW. The wood I have chosen for the rest of the house is Emilia (the first photo is the closest to what it actually looks like). OK...now to the MEAT of the issue. By 'rugs' I assume you mean wall-to-wall carpet. Ok. That means you have a house that has a second floor (can we assume wood joists for the second floor?) that has been BUILT to handle carpet. Carpets are light. They HIDE tremendous amounts of errors that the builders caused when building the house. At this point I would ASSUME the upstairs needs strengthening BEFORE tiles can be installed. Bathrooms are different. They have extra support because they are full of heavy things (tubs, showers, sinks, cabinetry). That means the bathroom floors are strong enough to handle tile. The rest of the upstairs is NOT strong enough for tile (if you have concrete then you can ignore this thread). Tiles are HEAVY. They will cause normal wooden subfloors to bend. Tiles don't bend...they crack. Their grout cracks. Then the pop up. Now you have a HUGE mess. The installer will have to do the math for the joists + subfloor thickness. That math will tell him/her how much THICKER the upstairs subfloor has to be. You will then pay for the new plywood for the upstairs. You will pay for that plywood to be installed (can be $2/sf for material + labour). Now you can install the tile. Tiles normally sit 3/4" thick once installed. That is VERY THICK compared to your carpet. Now the subfloor thickness is added to that. It is possible the upstairs floors will rise by 1" - 1.5". That means your stairs are going to get messed up. And now we have a BIG expensive problem. And that's just for the stairs. Imagine how big of a step down you will have into the bathroom. And the doors will have to be taken down and trimmed. If you want an easy to care for surface, you should look at laminate or vinyl plank flooring. Tiling the second story of a home can be VERY expensive. So expensive that most people do NOT try it. Be VERY aware of what you ask of your house. It was NOT built for tile upstairs. It was built for carpets...The stairs could be a nightmare you never ever want to experience. Their costs are extreme. Having to 'fix' a stair that is out of code can double, or even triple the cost of the project. No. I am not kidding. We've seen $15K spent on bring the stairs up to code in a situation like this. And then you have to pay to have a floor put on them.

What city or part of the country do you live in? The real estate market is so hot in most places now, and if this is the case where you live, I would not invest in putting in new floors for resale. Clean the floors, patch the floors, do some faux blending of touch up wood stain, and use throw rugs carefully. Also, ask the advice of a realtor about whether that is where you should be spending your money. We did this with our floors recently. Our wood floors were in really, really bad condition throughout the entire house. I patched, used wood stain pen, had a few planks patched in, and really great rugs on facebook marketplace. I carefully staged our house in a way that would draw your eyes up. Our house got four offers in one day on the market for almost 10% above asking price and waived home inspection. Meanwhile, the house two doors down was for sale at the same time, sat for 8 weeks and went to 10% less than listing price. Their floors were refinished and much nicer than mine.
