I certainly think you can do a wallpaper in a small room and have it enhance the room rather than make it smaller. That being said. it's advisable to paint the ceiling the same paint as the other three walls to create as spacier look. My only concern would be the window which would need window treatment which would then cut up the wall visually so you'd have woodwork trim, wallpaper, a window treatment and possible shade like item to block out light. Those are the items that will cut in to the paper and create a chopped up look. But, if you can find fabric to match the wallpaper then you're good to go. Zoe: We have sold homes in several states and sold very quickly. The one thing we do is have every thing in tip top shape and very clean and all walls painted in neutrals. It is so much easier to imagine your own furniture in a house that is neutral. We also remove anything personal such as family pictures and pare down to no more "stuff" than a model home would have, even if you have to put things in storage. One of our homes had a blue room (from a previous owner) that we hadn't repainted in a public area and a master in the same funny blue. We had only been there a year and hadn't repainted, so we just listed as it was. We had numerous showings, but no offers. We also had a horrible realtor, but a great one in the city we were moving to. One day the out-of-town realtor called and had me walk her thru the house verbally as she felt something was wrong inside if we were getting that many showings and no offer. When she heard about the blue rooms, she immediately said get them painted neutral. I was surprised that anyone couldn't visualize the room painted in another color. She said the couples today are both working, don't have the time to paint, don't want to spend the money and many can't visualize the room repainted. Long story short: we repainted in a neutral and sold the house within the week at our asking price. Was it the paint? I can't say for sure, but when I want to move/sell, I'm willing to put in the effort up front and be done with it. I don't like having to get up every morning and make my house look like a model home any longer than necessary. I would paint your DR above and below the chair rail in a neutral. Below could be a darker neutral on the same paint card. I would strip the wallpaper everywhere and paint all rooms in a neutral. I would get rid of the valances, also. Hope it sells quickly!

I have a very strong bias toward metal filing cabinets w/ full-extension, heavy-duty drawer slides. The functionalit is SO very important if you use them in any frequency. Whatever you do, don't get something with 3/4 drawer slides--only get full-extension. Paring down and being serious about how often you access them might help you. In your situation, if you can splurge a little, I might suggest getting lateral filing cabinets. Except that, yes, they're all letter/legal (that Catalina one is nice!), and 18" deep instead of 14" or something. But if you do have a storage room somewhere, that's where I'd move the filing cabinets to. It sounds like you don't really need rapid and frequent access to that material. I use my filing cabinet as a pedestal on a desk.

I realized I never updated you all on what we went with! We got a peel and stick fake tile and love it. It's still holding up so well after 2 years, and everyone who comes over has to touch it to believe it isn't glass. I know fake stuff like this isn't everyone's cup of tea, but it's a nice pop of color in our kitchen until we can afford to upgrade the whole thing.
