If the rent was due at the end of the month (and the first month was prorated because your friend moved in in the middle of the month), then I expect your friend is responsible up until the end of the month. Comments (6)I don't think you are at the deposit point. We are close to the finish line on a full reno that included removing a wall, demoing the entire kitchen, moving utilities, changing an exterior door to a window, etc. Full reno. First we got a proposal and then it was $1500 for the design fee. That was for them to make the architectural designs. If we had left them the designs would be ours to keep. Then once we decided on a design, we paid another $1500 deposit for the contract process to move forward and then upon signing the final contract with everything laid out and negotiated, we paid the rest of the deposit for them to order our cabinets and start the demo. I wouldn't pay any money yet as you are not renoing so don't need a full scale architectural design. Nail down what you will be doing through them first. Comments (6)That's a legal question. "Consideration" is typically money, but it can be something else. Truly, ask an attorney to handle the termination letter and give him/her a copy of the contract. I'm a Realtor and work with contracts, attorney's and HOA's (contractors too) all the time - but I bring in an attorney when it can prevent further issues down the road. Edit: Does the contract you state have a due date for the deposit? If it does and that date has passed, it may create an issue for you (as in you defaulted). Please bring in an attorney. The letter to terminate written by the attorney won't be expensive from what I have seen in my area. I don't know your area or attorney fees in your area at all.
