Thank you all for the replies. The floor plan sketch is real rough, just trying to get an idea of how much space we might have. This is an older (1935) home, so the current second floor bathroom situation is real limited. HavenâÂÂt thought about doors to the closet, good point. The reason the closet is past the bathroom is for plumbing reasons. This addition would be above the original garage, where there is limited plumbing access. All access would be closer to the bedroom. Currently what is drawn in the dormer is a make-up desk and window seat. Just quick thoughts by the architect. We would prefer something more useful there, as space is limited. Just not sure what we could put in the dormer that would work. I had thought about a W/D under the window area and then a countertop. I will think about using it as closet, thanks! I think it will be 7âÂÂ9â mostly. Except for on the ends where it follows the normal pitch,, and parts of the dormer will be slanted. The vanity will be up against a wall that will be slanted down as well, canâÂÂt be too low with mirrors etc. Thank you for the additional sketches, gives me more to think about. I'd change the shower shape so it's something like this red line: It takes advantage of your space and eliminates the need for that odd little door-opening space. It would also allow for a linen tower or small closet down towards the shower -- the spot where you're going to want to store towels. I'd put the shower itself on the right side (so it'll share the water wall with the sink), and you'll be able to have a towel rack (or hooks) on the far end of the towels -- without them getting wet. I've been carrying a tape measure to hotels and friends' houses for years now, and I consider 4x5 to be an ideal size -- my own current shower is 3x4, and it's adequate but could be better. 4x5 is very comfortable, even generous, but not so big that it's cold. You could include a stool in such a shower. I don't know if you're thinking about aging in place (many of us are), but if you go wider than 4' wide, you're reaching the point that your grab bars are too far apart to be useful. I agree with the above comments on pocket doors. They're great for, say, a laundry room door that stays open most of the time, but they're an awful choice for a bathroom. More difficult to open/close, and they do wear out over time. He drew in a built in tiled tub but I will use a modern free standing tub. I don't see that fitting in with MCM.

I like that in option 1, the addition is all the way up to the master bed back wall where the bed is - that way you will get more light. However, I like the bathroom layout of option 2, better. One other option is to shorten the addition so that you have enough room in the master bedroom to put a nice size double window. The bathroom will be bigger than before, but you will loose the "anteroom". something like this - ( I am sure shower and sink can be better arranged). another one is a drastically different idea - push the bedroom all the way to the wall with windows and bathroom in the space where closet is. You will probably loose the linen closets. and it does create a hallway in the master bed. But you gain a walk-in closet and the bedroom still has windows - it also creates bit more privacy for the bedroom. 3rd option is to make bedroom #3 the master, the addition should leave enough space so that the former master can have a window.

I think you can make the first plan work for you, and I think you will love having a separate kids play area. I like your fireplace idea too -- that will make your furniture/TV placement options so much more flexible. To me the dining/kitchen location seems good -- I wouldn't switch them, but I don't think it would be bad if you did. Assuming you leave the design as is, it looks like it would be possible for you to extend your small pantry up to the window to give you more space (and if the dining area is big enough you could even scoot the kitchen down a bit to get a large pantry). My first concern when I looked at the layout is the lack of a mudroom with two kids. What I would do is to use that closet above the laundry space and put the washer/dryer in there (facing the now mud room). I would stack them on the left and then put a bench with hooks above them where the washer and dryer currently are. You can use the corner space for a cabinet to store laundry supplies. Another thought -- do you take baths? Your master shower looks small, and I know most of builders around here have master bath options for you to replace a separate shower/tub with a large shower. Unless you are a huge bath person, I would definitely do that. Final question/thought -- is the patio covered? If not, and you have the option to cover the patio, I would definitely take it. That will make the patio so much more useful in our climate, and this is an upgrade you want to choose when you build the house as opposed to an add-on later.
