Arizona yard disaster, need suggestions for groundcover

Hello! I recently moved in with a friend and he has a rule that I dont do anything to the back yard that cant be undone when I leave. I've been planting everything in pots, so it's not that bad. The yard is dirt though and whenever the sprinklers go off or it rains everything gets so muddy (cue dog footprints all over the house). I've tried turning off the sprinklers but something is out of wack so they go off still at random times. This is causing all kinds of problems, unwanted grass (roommate has said no to grass), weeds, mosquitoes, the works. I'm looking for solutions to help battle the mud. I've planted some creeping Jenny but it's slow to spread I assume because it's hot. I want to try moss maybe but am not sure where to start. Anything I plant I want to be self sustaining and not need to be trimmed, and hopefully something I can snag some of to bring with when I get my own place.
