Beautiful! You guys are lucky, we're getting no rain at our place. A few parts of San Diego County actually got 2 and 3 inches yesterday or the day before..what a gift. We're warm and humid today but I will take that any day over that horrid spell of 111-113 degrees.

That's what the Oakland Hills are like (though few lots are unbuilt). Homes on downward sloping lots usually have only a garage at street level (like the home in the OP), sometimes accessed by a bridge, and maybe a foyer. There are usually at least two levels below that, with living areas one level down and bedrooms two levels down. Back yards are so steep that decks are the only usable outdoor space you have. A slightly less steep lot might have terraces with retaining walls. Pal, I think the "tikis" are Inuit. The bathroom floor may be a bear.

You are correct sushipup, it does not have a/c. But with the high last year listed at 93 degrees F with 91% humidity, that would doubly be no deal. Don't care if it is infrequent--been there, done that, don't want to again. And that glare...
