mineral rights?

We are close to purchasing a little over 20 acres and one thing that was brought up was that we would not own mineral rights, as it was purchased by someone a long time ago. Or real estate agent said he's never experienced any problems with that because if they were to alter the property, they have to leave it in better condition than it was. We know someone that ended up getting a pond out of it, which would be okay with us! Does anyone have any different experience?
