If you TRULY want a tough, low-sheen paint, check out FPE's paints. I'd suggest the Eurolux Matte or Satin. NOT cheap paint...but once you use it....this stuff falls in the "drool-worthy" category. Their ECO-series Satin would look STUNNING. On a properly prepped surface, it's pretty-much bulletproof. I used Eurolux Matte in my bathroom. It's more like an Eggshell-sheen. Water?!? TOTALLY unaffected by it....any water-streaks look lighter for a few minutes, then vanish without a trace. Faron

Good luck getting SW paint at the moment. They had one of their main plants in Texas go down during the February deep freeze and it apparently is still not up and running. They also got themselves into a disadvantageous contract to supply Lowes, which is biting them in the butt. So what did SW do? They raised their over priced paint once again! The whole paint industry is really disrupted at the moment. Fortunately, Behr is in relatively good shape as to production. They even came out with their new super premium Dynasty line this week. Super paint in the MId $50 range. Both SW and PPG have been in buy out the competition programs for the last couple decades. In retrospect, maybe they should have been paying better attention and investing in their own core operations.

In general, the more sheen a paint has, the more washable and scuff resistant it is. If your house gets a lot of field dust, or the birds like to dive bomb on your siding, satin will be the easier to clean. Flat paints are flat in appearance because under a microscope, they are very rough. This roughness scatters light rays top give the dll appearance. . This roughness will literally grab dirt out of the air and make cleaning more difficult. That being said, I chose Behr Ultra Exterior Flat for my Hardie siding. Trim was done in a white satin finish. Doors are semi-gloss. Personally, aesthetically I don't like a lot of sheen on rough textured siding such as rough cut cedar or even Hardie Plank. Areas that get a lot of wear, such a doors, should be at least satin for the sake of cleaning. Semi-Gloss might be even better. One thing I always caution homeowners to do is not just accept from the contractor that he is using Sherwin-Williams or Ben Moore paints. Insist to know exactly which line of paint will be used. All the major brand make a range of paints from contractor's grade to excellent paints. It is penny wise and pound foolish to not use the very best. The contractor using less than the best paint in not looking out for YOUR best interest.

Your shutters look black, and I would not change them. I would however change the door color, to a nice bright color. Red would work. (maybe a rusty type red). Your landscaping looks a bit overgrown, and should either be replaced, or at least cut down considerably. The flat tops on the right by the garage? are yews? They need some major help and get rid of the squared off tops. Very nice house and looks well maintained.
