Need some suggestions on how to dress a short window in a DR++
Comments (3)Thanks. The 2 windows are the same style except that the one in the DR is only 43 inches high and the LR/FR is floor to ceiling. The DR faces west so I need some way to block out the sun so that it is not shining directly in our faces when we use the DR. Comments (3)Because you don't have room on the wall to stack draperies to the sides (unless they are too skimpy) without partially covering the side windows and lose some of your beautiful view, I'd consider some invisible blinds, and/or top down bottom up option. Comments (37)We had hoped to get some usable space out of gables, but it doesn't look like that is going to be the case. Most likely not especially when you factor in the amount of space that is going to be lost to the staircase required to get from the second level to the third. You lose from the existing 2nd floor space as well as a good chunk of that you might gain on the third floor. The stair opening on the 3rd level can't go just anywhere; it has to open to & eat up the area of prime gains--where there is the most headspace. Moreover, it is quite likely that the ceiling joists are inadequate to support a third level of living space. Don't forget that you will have to insulate the ceiling of the third level and that will eat up more headspace. Not only do all of the renditions of the dormers look bad, sticking dormers up there is inviting a multitude of problems. Roof penetrations with valleys and sidewall flashing...Guttering, downspouts--how to route & drain. Future roof problems, IOW's.
