I'm trying to match real wood steps with LVP flooring in my rental.
Comments (9)Hi Paul. just saw it was you. how are the bathrooms looking? the treads look like red oak, hence the pink tone. a white oak might have been a better option. overall they're nice wood stairs. not sure why the floor and stair treads weren't matched up ahead of time? You said it's a high end rental but you've got LVP floors and wood stairs? couldn't the LVP have been used on the stairs? or maybe a stain on site oak floor? these are white oak. You could see about getting new white oak treads and just paint the risers as they are. that's one option you could do daker on the stairs. test on a spare piece of red oak. maybe a walnut. nothing w/red in it. you want more of an ashier brown to cancel the red. another option 3rd option-bleaching? could be expensive. call in a wood floor refinishing guy to see what they think. Painting over that beautiful wood? a waste of wood. What if you stained the treads and added a runner? herringbone sisal i like the Antelope jute...See MoreWhat should I do to this beige rental bathroom?

Of course it depends on what colors YOU like, but you might try things in warm deep coral - not peachy, too pale with the deeper beiges— and then some bits of richer blue. And maybe some richer brown accents. You could start by bringing home a slew of paint chip- strips just to get color ideas. The graded strips are good to get an idea of depth of color. And/ or buy a few small towels or washcloths in potential colors, that you can return. In general you’d thinking of things like a shower curtain, towels/ bathmat, and some not- precious wall art. But not ALL of those things have to give you the refresh. You might find some fun art & still use neutral towels / shower curtain , or a striking shower curtain and B & W art prints , or something. It depends on how much confidence you have in shopping around and combining things. Also, white towels are easy to launder and available at many price points, compared to trying to get a very specific color....See More36" stove for a rental?
Comments (28)I ,love MCM but I do not think kitchens and bathrooms from that era were wonderful for how we use those spaces now. As for a range I think it depends on the renters you aim your space at. I love gas so not an issue for me but we even have guests who are afraid of it. If you supply all the dishware and pots then IMO probably induction might be the best , . The type of renter IMO will drive all the choices .This is my MCM kitchen in my 1956 MCM ranch I traded the kitchen and DR spaces to get what i needed in the kitchen since often in MCM homes the kitchen was not large . I think MCM style is very much in so not an issue as to the style of the space .It would be really helpful to see the space you are working with too Poat some pics here in comments DO NOT start another post. Those pics will help a lot...See MoreDurable Higher End Beach Rental Living Room
