Should the gap between the drywall & floor be caulked?
Comments (24)Good question and comments. This is often the leakiest transition in most homes, mainly at foundation to framing. The typical sill sealer used here is too thin. Best to use thicker sill sealers, gaskets or caulk the top and bottom of thin sill sealer during installation. Since most architects and builders miss this detail, it can help to caulk the sill to the foundation while there is still access from the inside. If you can't reach the sill plate, it can still help to caulk the drywall to slab, subfloor or finished floor. This can help mitigate moisture, bugs, dust and energy loss. If your wall cavities aren't spray foamed, dense packed, or SIPS, then they are probably acting as air pathways to some degree. Air can be pulled through them from the basement, attic or floor framing cavities and with it can come dust. Stopping this sort of unwanted air movement is better from a moisture management standpoint as humid air traveling through cold building cavities leads to hidden moisture problems. Acoustical caulk, urethane caulk or high quality one part spray foam are good materials for sealing. Comments (30)How tall are your ceilings? I like cpartists by far. Your vanity will be so cramped the way it's originally drawn and you have room to make it better! Can you do transoms above the vanity? They look like they'd match the windows you have in the bedroom there. You will appreciate the natural light. We have a window between our vanities so no tower but if you do use one I'd try for a transom above. I love the light it gives and we vent it all the time. We have 9' ceilings. From the inside: Second thing - you'll be looking at it from the inside a whole lot more than the outside so I'd not ditch the windows - especially with them being on the side of the house. JMO. Comments (2)Can you post a picture to provide a bigger view of the window? In your close-up that appears to be some odd looking interior trim, like it was part of a window retrofit gone bad. If you just want to fill the gap, you can buy foam filler/backer rod (sold in various diameters) at the store, stuff the cavity with the foam backer rod, and then use paintable caulk over it to fully seal the gap. If white caulk is close to your paint color, you might not even have to paint it. You can also buy window foam sealer in cans, but I caution you about how hard it is to get off if you want to change anything, or even just to clean up your hands and tools. Comments (25)Legally, you are required to make the request for repair in writing. Include some pictures to make the situation clear. Request a response within 10 days. Send a written follow up that states that should this safety hazard not be repaired that you will be forced to have it done and deduct the cost of that from the rent that you owe. That’s the legal approach. If you’re getting a deal on rent, and don’t want to cause too many waves, you still need to document the issue and bring the condition of the property to his notice. For all defects. That protects you should he decide that he wants to blame the window falling out and cutting someone on you. Or the rot that goes down into the wall that the water damage has caused. He could blame that on you because you “never told him” about the issue. You need to notify him, even if he won’t fix it.
