I faced the same dilemma and decided not to hire one. I thought it would maybe save a little money and build a good rapport with the builder showing that we could work one on one. We're 13 weeks in and I haven't wished we had an agent. I don't feel like they're taking advantage of us but this is also our first build. If you truly felt it wouldn't cost you a more expensive contract price, and your time is extremely limited then an agent may be worth it. Hope that helps and good luck! Not me but my daughter and her girlfriend will be building me a two bin compost bin next week. Went to home depot to get hardware, nails and some lumbar but most of it will be made from the old picket fence that we tore down out back. We salvaged enough. It was fun tearing down, very satisfying, although, I couldn't do it all because I'm not strong enough...what I did do was fun.

Difference is the required/code underpinnings for any functional living space. Soil pipe. water, heating, cooling, electrical, and a plan for all and more. ..... FIRST !! ............ A garage is an UN conditioned UN inhabitable space. Not to mention cheap relative to the former Simply no point in the reverse of process. Really no point to not waiting until you do the entire thing, or re think the wish list. That is life.
